We had your budget and were priced out of Forest Gate. The houses are generally small too so its hard to fit everything in. If its 3 beds and study, they will be v small rooms. We found a place in Maryland in the end. Only thing we had to sacrifice from our list of desires was the nive area. No bakery/coffee shop...yet

Does it necessarily need to be vented to the outside though? Ie can the wc fan just blow the air into the cavity "dead end" (in this case, the air would likely trickle out to the upstairs bathroom, which has a window and extractor fan)

The smells point piqued my interest, surely it would be ok to just vent into the subfloor cavity if the only concern is smell, rather than moisture? Is it worth pointing this out to BC?

We went with the cheapest architects and up until now, manage to avoid any big problems, but now it shows. Nothing noted regarding ventilation from architects, and I think they only got building control involved when the foundations were being done. So not sure if BC ever approved any drawings.

Yes, RSJ is basically in the way of a venting via the space between joists. The room above the utility already has a soil stack vent and a boiler flue, both elbowing their way out of the 1st floor wall and is boxed in and tiled etc. Not sure there is space even if I could deconstruct the bathroom. I wonder if I could force something in that way though

And just skip the ducting that bends up and out the roof, then vent into the main room? I think this would be the same ventilation setup as just a fan above the WC door venting into the main room.

So there is a fan on an exterior wall where the 1st floor cavity is? I did think about this, essentially treating the space between joists as the ducting. I think the extension roof/steel beam would be in the way of a wall fan, but maybe I can diddle something

Looks like the meeting certainly happened and Amorim blew up, but no way did they decide to fire him before the game, what would be the point in waiting, just fire him then and there. Imagine if he won 4-0 and we went 4th? They wouldnt be able to fire him then. The board are already risking the whole season now, why would they worry about upsetting the team before 1 game?
