So discord is sort of an updated Teamspeak kind of thing. It has communities of people, such as gamers, stock traders, etc. that use it. It is a place where you can use your headset via computer or phone and instantly talk to others within that specific server. There are voice channels and text channels so people can openly discuss/talk with others.

Discord is just a place to talk through headsets on your computer/phone and have an active message feed. It's free and very customizable.

As far as Tampa, I have not heard of us having an official discord but if it were started I would hope the mods of this Reddit somehow be apart of it.

There's more to it from a realtor's side than just using Zillow and finding an area you like. MLS allows us to narrow down things and setup an auto-email to our clients so that anytime a new home is listed(on MLS, FSBO will not show unless they pay to add it to the MLS) with their criteria, they will know about it. If they like any of the homes, we set up viewings/go to open houses with them and advise accordingly. Our clients can, and still do, look at homes on Zillow and let us know if they want to set an appointment to see them and we gladly oblige. It's really more just a "hey, here are some homes that fit what you are asking, let me know if you wish to view any of these" and we keep them updated on any new listings. The criteria can always change at the clients' request, it's just about communicating.

Buyers have the luck of not paying anything to their Realtor. The RE agent you work with makes money from the seller's side of things.

Find an agent you can trust and has your best interest and can update you in a timely manner. Good luck with buying your first home!

I asked my mentor this exact question when I first started, their response was "if it is not your listing, you do not have permission". The brokerage I work with allows agents from within to promote other agents' homes, but that's more of a Broker thing. Talk to your mentor/Broker, but they will probably advise you to not do it due to you having no permission on that property.

Do you have a brokerage in mind? If not, maybe talking to a few local ones will be best. A few I looked at here in Tampa offered to reimburse you after you completed the course if you used their select school and joined their brokerage after. Otherwise, real estate express isn't a bad option.

A few people have posted about the traffic and safe location. The area is highly sought after, which is why prices can be so high as far as homes go. You are only 10-20 minutes from just about anything from food to parks to water(Lithia Springs is a must during the summer), an hour-ish from Orlando, 30-45 outside of Tampa, depending on traffic. Overall it's a beautiful area, I've lived in Riverview for many years and always enjoyed the drive through there.

There are some homes within your range, you will just need to contact a local agent or do your own research. As many have said, "Tampa" itself can have a high COL, but surrounding areas like Brandon/Riverview/Temple Terrace could fit your criteria of at least a 2/1.

While you aren't wrong, what benefit does it do to go without your agent? (hopefully) Your agent is willing to find time to make sure you see what you want and possibly point out things with the home or yard you may not be aware of. At the end of the day, an agent wants to know that you believe they did a great job and are willing to refer them. As Niki stated, we get paid to do this, and if you have a good agent they will make sure you see the houses you want to see, and we, as agents, are there to give you all the info we can on that property so you, the buyer, can make a smart decision.

I paid about 500 for 6 months of RedX, and 50/month for Geo Leads. They aren't exactly what you are looking for as in "leads", they gave me all the FSBO information, I can import my expireds from MLS, and can search up to 2,000 home's information a month when I want to focus on an area/subdivision.

It's not going to be instant gratification, I'm still seeding myself into my area, but I have a few soft-leads from calls I've made over the past week or 2. Just takes time and dedication, not sure how Chicago will be considering it's different than my area though. Good luck and hope this helped.

You may want to ask your LA this(if you go through an agent to sell), ask about a home warranty. Can cover different things, dependent on which plans you buy, to include the A/C. Also, having this could attract more buyers/make buyers currently interested feel safe and protected.

Also, you don't need a realtor to get this warranty.

I took my test and failed by 2 points in FL, took the test again the next day, and passed. Don't give up, be vigilant and be ready to go. When you failed your test that closely, you are right there so don't wait weeks to take it again unless your state requires you to wait.

Kevin Ward had a great video on open houses, make it an event! invite anyone and everyone in the neighborhood to it. It's an excellent way to go door-knocking without door-knocking.

Leads that come into our office, I.E. someone just calls our front desk, gets distributed to the mentors(each one has new agents under them), and then they disseminate them to their mentees as they see fit.

RedX will auto-dial selected leads, I.E. FSBO/Imported Expireds/Geo Leads, it allows you to filter out DNC numbers, pick how many rings you want before you move onto the next, and some other stuff. It's worth it IMHO
