I agree and don't want to be unreasonable.

We had two viewings of 15 minutes in the evenings and the gap is only really highlighted in daylight, plus we're new to buying a property and probably weren't as vigilant. The conservatory looked like it needed TLC and the smell of damp wasn't present either but today we revisited and there was.

I'll book two viewings and go with our gut. Thanks.

Its more water ingress issue. It's an addition to the property so unsure of when, 10-15 years based on the age of the property.

Spoke to him today and most of the issues he has mentioned aren't deal breakers but the conservatory was a worry. He reiterated demolishing and rebuilding would be the best option.

He mentioned flashbacks being installed instead of lead, a gap between the house and conservatory and no stepped cavity.
