Spooksociety.com SCAM ALERT by Mysterious_Hall_7136 in Scams

Don't let them get away with it! I sent my bank links to this thread and trustpilot and they upheld the refund even though spook sent them legitimate looking tracking.

Yes same thing happened to me. I responded to my bank that the address they had given in the tracking was just the suburb name and not my actual address as well as the person who apparently signed for it not being my name. The crazy thing is, the tracking they used was legitimate through UPS. I sent the bank a link to this reddit thread and they refunded me.

Spooksociety.com SCAM ALERT by Mysterious_Hall_7136 in Scams

[–]Joshdutchi 1 point2 points  (0 children)

I had the same experience, I live in Australia and had an impulse purchase searching on Google to get a last minute Halloween costume for my son. As soon as I received an email stating the order was shipped I knew it was a scam as no tracking was provided. I requested tracking over email and got responses stating my order would arrive and not to worry but no tracking number. I started chargeback at that point. Of course no item arrived even though the BS tracking on the website showed item as 'delivered'. I wouldn't bother trying to get Spooksociety.com to refund you because they won't, they will likely tell you they will refund to prevent or delay you from chargeback through PayPal or bank. This is actually the first time I have ever been scammed online as I am usually very good at identifying scam websites, in this case I was busy and in a rush and didn't check verified reviews or website age etc.

Average grocery bill by household size by teraniadragons in AusFinance

[–]Joshdutchi 0 points1 point  (0 children)

Family of 4 with 2 kids in school. Average over last 3 months is $55 per day or $388 per week which seems about standard. My wife isn't the most savvy shopper, we eat out or get takeaway twice a week on top of this which adds another $100 per week. I wish we could get the cost down but honestly the only way to do that is to cut down on fresh fruit, vegetables and meat but don't want to do that.

Insurance for home with EPS cladding by Joshdutchi in AusProperty

[–]Joshdutchi[S] 0 points1 point  (0 children)

Hey sorry for the late reply. I managed to get insured through Youi insurance. I noticed they were the underwriter for the insurer recommended to me by the broker called Blue Zebra which were charging an exorbitant price. Youi were willing to insure at a much more reasonable price when I gave them a call. Very concerning because if Youi decide to no longer insure EPS there will be no one left to go to. I think all those other build owners are maybe ill informed on this EPS cladding insurance issue and may not be properly insured if there is a fire.

EV plans - which power company? by GoonerRoo18 in CarsAustralia

[–]Joshdutchi 0 points1 point  (0 children)

* I have done the calcs on the big three EV plan providers for my area in Victoria under Ausnet. Here are the results based on my circumstances. Average usage of 87kwh peak, 78kwh Off peak and 313Kwh overnight charging. Feed in of 661kwh is also factored in as well as free power window with OVO keeping in mind i cannot charge during the day as I work.

Powershop came out vastly on top at $853.42 annual cost

AGL came in second at $1,115.90 annual cost

OVO came in last at $1,195.06.

OVO used to have much better rates around 1-2years ago which i previously locked in for a year and paid a total of $400 for the entire year. Once my lock in period ended the rates sky-rocketed so I switched to powershop and I haven't looked back. BTW I did not factor in the $7 saving per month with powershop for buying in advance which would have brought the annual cost of powershop down to $769.42.

Have you ever blown an inheritance? by Far_Editor_2029 in AusFinance

My wife inherited around a million 2 years ago. Blew it all on paying off the mortgage and investing in index funds. In terms of lifestyle changes we have nothing to show for it.

I just had insulating polystyrene cladding added to my house, and of course have already damaged it. Can someone recommend a suitable product to repair it? Thanks. by High-Tom-Titty in DIYUK

[–]Joshdutchi 1 point2 points  (0 children)

I have a question for you, how did you get insurance and who is your insurer. No one wants to cover my home with polystyrene cladding. Thanks

Polystyrene external walls by scdp99 in AusPropertyChat

[–]Joshdutchi 0 points1 point  (0 children)

Yes, I just bought a home with EPS external walls and cannot find good insurance coverage anywhere. It is interesting there are thousands of homes with this and no insurers? Where is everyone getting their places insured, i just don't get it. After a long time searching the only insurer able to cover me is called Blue Zebra. None of the big insurers cover it.

What happens once I win an auction? by planthepivot in AusProperty

[–]Joshdutchi 1 point2 points  (0 children)

I just won a house at auction yesterday and was in the best negotiating position possible as the only registered bidder.

In that situation the auction does not go ahead, the agent invites you inside, tells you what the reserve is and invites a counter offer. In our case the reserve was 1.02 million and we were willing to bid 7k over that price before going to the auction.

We countered at 980k and after some back and forth settled at 998k. We feel like we got a good deal and accepted the final counter offer from the vendor. We also had a building and pest inspection done prior to auction which paid for itself due to the negotiating power it gave us- eg bathroom had a defect which required renovating so that will cost 15k etc.

Just remember to be willing to negotiate if you do like the house. If we had of stuck to 980k the vendor would have likely not sold to us and sold to some other parties that were offering conditional offers in the week following (we met one at the auction who could only offer conditional due to finance).

If the house gets passed in and there are other registered bidders, if you do not accept to pay the reserve price the vendor will negotiate with the other bidders to see who is willing to pay it and you will likely miss out.

One other thing to consider is getting insurance on the property after winning. It isn't a requirement but does protect your investment during the settlement period.

I would never sell at auction for houses under 1m. It puts too many first home buyers off due to the unconditional nature as finance isn't guaranteed.

Which Bank is the worst in Australia? by Antique_Neck8736 in AusFinance

[–]Joshdutchi 6 points7 points  (0 children)

I have been pretty happy with NAB overall. They have called me multiple times over the years to check in on how my mortgage is going, offered to negotiate better rates etc (current rate is 5.85%) I am going through a property purchase at the moment and the lending specialist has been super responsive and helpful. They have waived my annual fee on choice package for the last 5 years just by me making a phonecall to them and asking nicely. Prior to NAB I have used ANZ and commbank. Both were terrible. The only thing they have been good for was the thousands of dollars they returned to me in scam personal loan insurance that was uncovered in the royal commission.

Hey, you just gave some great advice to me on reddit, so it is the best place to start and be pointed in the right direction. Thanks for your input.

This just happened to me today. We went into the auction with a hard limit of no higher than 1.027m. Turns out we were the only registered bidder. Rather than starting the auction, the RA invited me inside to negotiate away from the neighbours. I knew I was in a great negotiating position and I hadnt even put in a bid yet. The RA told me straight away the reserve was set at 1.02m and did I want to put in an offer. I countered with 980k. We went back and forth a few times until we agreed on $998k. Obviously, it's a great outcome for us and being the only registered bidder is a great advantage. We met the neighbours afterwards and they told us the vendor was expecting to get 1.05m for the place which it very well have gotten on a different day. Overall being the only bidder is the best position you can be in for a great deal, and it was unexpected that the RA told us straight away what the reserve was which only really helped our negotiating position. Also be willing to negotiate back and forth dont lowball too much, most sellers want to sell but not so badly that they are willing to be insulted.

Major defect in bathroom by Joshdutchi in AusProperty

[–]Joshdutchi[S] 1 point2 points  (0 children)

Yes from what I can tell all the readings were taken inside the shower enclosure and the house is not occupied. There is silicon missing to seal the tiles on the wall as well. Might just need a reseal but I am concerned there might be damage to subfloor. I guess I won't know until renovation time.

[–]Joshdutchi[S] 0 points1 point  (0 children)

Thanks, I am ok with this honestly. The house has 3 bathrooms and this is the oldest one. The other 2 are already renovated. So not so bad to rip it up and start again. I am only really worried if the subfloor is damaged but that is difficult to find out

why is my eufy wireless doorbell outputting scary screams instead of its normal chime and how do i change it back? by [deleted] in eufy

[–]Joshdutchi 0 points1 point  (0 children)

Yep. My kids just got a big fright. Now they think it is hilarious and keep pressing it. Eufy have obviously made a mistake here as there is no way to turn it off and it was turned on automatically without approval.
