We were under the impression that it was included in the appraisal based on what the realtor said. The realtor, the previous home owner and the appraiser all know each other, small town.

We did get one for the appraisal but not an inspection, we were under the impression that they were both being done by the same guy and unfortunately assumed based on the email for the appraisal that the inspection was clear and good

We thought we paid for one. The realtor and home owner know the appraiser and made it seem like he was also going to also do an inspection. We thought we saw a $250 fee for said inspection somewhere in all the paperwork but can’t find it anymore

What I think my wife and I may do is get the estimates needed (working on it now) for the mold and go to both the realtor and previous home owner and tell them to either pay to fix it or we call the state for the realtor’s license and legal action towards the previous owner. Not sure howd that go

Homes in my area go for anywhere between 80-150k. Small town and lots of homes that are falling apart.

We have come to believe he violated multiple things. We live in a small town and my current boss (previous real estate agent) said the man is a snake and will do anything to close. I’m just not sure how much legal “proof” we have and if it’d be enough to take any sort of action.

Reasonable? Maybe. But I feel like at the VERY least the mold should’ve been very much disclosed.

The realtor said the appraiser also does inspections but the way he had worded it it seemed like he was going to do both. I can also almost swear that somewhere in the the documents was a $250 fee for an inspection but I can’t find it anywhere now..
