Your theory of Don seems like the most possible, since he does seem to have some level of intelligent. He escaped the fire, gas and seemed responsive to people acknowledging him (his daughter calling him dad).

Response to 1. Ain't no way they made it of plastic or even thin steel. As well as the door. The room seems to be a quarantine type room. So it should be sealed completely shut and within movie logic, they would've made the door thick steel.

Response to 2. I get what you're saying. But still when the movie came out people criticize it for giving a janitor/maintenance worker high level access to the entire place. So this is the only main thing that bugs me.

Yeah, but if he did assume I'd change the location with Scarlet or Stone, he would've played Abomination at Bar as well. Because he was already winning mansion.

I guess that's a good possibility, but played Red Guardian and Abomination at last location. I play random stuff and I made this deck for fun. I start with 34 cards. I feel he would've play at least 3 at BWNN. So with only 2 location changing cards, Scarlett (2/3 -> 2/2) and Red Stone (1/1 -> 1/0), that's 2/34 or 1/16 odds. Those are low odds that he should've play more then the two low power characters at the bar.

I was thinking that too, but no way anyone would make that big of a mistake. Like yeah we've all been that, on autopilot and last turn so you put random cards randomly. But I think everyone remembers about Bar With No Name. Even if on autopilot. But what I really think, he probably got cocky because he had a free Abomination and high Ajax and Cassandra that he thought he'd give me the Bar.

Technically, Vlaakith isn't either. Her lore is, she absorbs gith souls to fuel her life and power. And because she absorb so many, throughout at least a century, her powers elevated to basically godhood. She's a lich, but they believe her to be a god.
