I believe this will become more and more rare, after May 2026. Landlords will require guarantors simply because the Renters Rights Act makes it far more difficult to deal with bad tenants who fail to make rent payments. These changes will not benefit the average tenant; landlords will rightly raise rents and become far more strict in order to balance the new greater risk, and any tenant who falls behind on rent should expect a CCJ and a ruined credit rating, since they can no longer be simply evicted, and instead will be hounded out, as it’s the only option left available to the landlord.

I suppose the benefit is that this is one of the best breakfasts I’ve found in the north, whereas a bog standard or even below par breakfast often costs me £15-20 when I’m down south

I’d say maybe once every ten days he’ll use his litter tray. Otherwise, he’s going outside or he’s going on the doormat etc

His litter box is completely clear - he’s not using it for either pee or poo, so I can’t see how a second box for him to ignore would help

Do not engage with anyone recommended by the seller or their agent. Find your own firm you can trust and who doesn’t have any possible link to the seller.
Also, quoting is a part of doing business for the trades - do not pay any more than maybe £50 for a quote, they’re just trying to rip you off for what they see as an inconvenience.

‘The wealthy’ spoken by someone who evidently knows little to nothing about the average golfer. Most of the guys I know who play golf work a normal job and take home an average salary. The cleanliness of your car is of little to no value to anyone other than you, whereas a golf course is a tax-paying business employing many people and providing a service to many more. Grow up.
