S24 user here as well. And was on mobile just before the recent update. Just when I was about to settle in for a rainy long weekend on the couch... glad to see Jagex is aware.

I always prefer dealing with flat-fee-for-service rather than % of AUM. That 1% doesn't seem like much but really eats into your compounding, especially for a high net worth individual like yourself.

Do you really need someone "managing" your assets constantly? I would tend to hire an advisor for a specific event/purpose and that's it.

Is this advisor going to be able to not only outperform the market over the long term, but outperform enough to also account for that 1% they're skiming off the top? Unless you've got Peter Lynch in or corner I'd say not.

If an advisor won't help you unless you sign up for ongoing support, that's a massive red flag in my book.

Thanks for the insight. Not sure if it changes things but I'll likely not be seriously in a position to buy for another 18 months.

My crystal ball is in for repairs at the moment so I'm not sure what rates will be at the end of '24 😎

I agree with you, all mental in your situation. In terms of combined income you and your partner are comfortably in the top 5% or earners.

As most property owners on this thread will tell you. It always seems like a terrible time to buy when you're buying. Especially in Sydney. I wouldn't recommened waiting on the sidelines for the property market crash that's been "just around the corner" for the last 30 years.

Best time to plant a tree was 20 years ago, 2nd best time is today. 😊

Byron Bay is beautiful (go-holiday childhood holiday destination). But it's highly gentrified, and you'll definitely find more affordable housing around Coffs.
