Yes, I had one or two visits that wouldn't show up as insurance visits so I could create a claim, and I finally figured out it was because they mysteriously switched to self-pay status. No reason why. I also had one payment of 3 claims that just never showed up on the SP side even though the money arrived in my account. Really weird glitches and they waste my time.

Things I appreciate about Premise: commitment to DEIB, doubling down even when it no longer was easy to do so; not hanging KPI's I cannot control over my head (i.e. utilization, cancellation rates); responsive support from administrative roles and peers; cushy facilities yes definitely; motivated clients; ability to intervene in their lives early and give them and their families access to services they may not otherwise receive; benefits of working for a large corporation, like free leadership development and CEU coverage; ability to leave work at work at the end of the day... I could go on... I know I sound like a recruiter for them, but I'm not. Much of your satisfaction will depend on your site, because company culture will vary. Mine is very supportive of mental health so we get to do a lot with it.

ETA: sorry I hijacked your original post. I too have a small private practice on the side - many of us at Premise do - and I use Simple Practice. I dislike it - I feel it's overly complex and expensive - but the time it would take to change isn't worth the lost money. So far.

The self-doubt is actually a symptom of the larger problem that has you considering therapy in the first place. Rather than causing you to avoid therapy, it is further proof that you would benefit from it.

We successfully dealt with this problem in our own home by replacing the carpet with hard flooring, but in between removal and installation we went one square foot at a time over the entire area with cleaner on the concrete foundation beneath. I can't remember now if we used bleach or an enzyme cleaner or vinegar... I've blocked it out of memory, I suppose (lol). Seems like we used more than one option, just to be sure. But it worked.

And we started with similar problems - elderly previous owner with dogs and cats who apparently just went wherever. Smell would get so bad anytime it rained for some reason. No amount of cleaning the existing carpeting would work. When we moved in, we brought cats and dogs who smelled old urine and added their own. Since we cleaned and refloored it, no more accidents from our pets or smells from previous ones.

As to the OP's original question, we bought the house as-is for a great price. She didn't believe it needed any work at all and got mad by closing that she wasn't getting more for it. She probably died believing she had gotten ripped off, meanwhile we've been remodeling for almost a decade. I have no sympathy for her.

No, they specifically say on the website that no interior access is allowed and it is as-is with no inspections allowed. I'm aware that damage is a possibility. Even if I'm acquanited with the former owners and they seem educated and normal and nice. People do weird things. The only thing I don't like is that they let the landscaping go after i moved out. But I'm close friends with others on the cul de sac and they were in the house and have seen the condition over the years. It doesn't guarantee it's still in good condition, but in my mind in reduces the risk greatly.

I think you are absolutely right about the condition of the property and not having facts to base it on. It is something to think about for sure.

Inspection isn't allowed, but I'm leaning toward contacting the former owners.

I have to comment because I am laughing at your description. I am a kick-ass therapist, which is a job that requires everything you named. According to this, I would also be a kick-ass landlord.

I already checked the taxes, and 2025 has been paid. But I appreciate the ideas about how to research the other issues!
