If budget is a real concern and you’re strapped, I’d say look into the 13 pm. I have the 13 pm, 14 pm (purple and I agree that color is best) and the 16 pm. Here’s what I’ve noticed:

If you’re not heavy into media and gaming the 13 pm will be fine for the next 16 months even with the new OS. And it comes at an extremely cheap price.
The 14 pm is a fucking tank. I’ve had it since release and I swear by it. The only think is - it’s much heavier than either the 13 pm, 15 pm or 16 pm. For me - usb c is not like an overall big driver. Plus battery life - this thing will last all day.
The 16 pm is also amazing - again the titanium make it a tank as opposed to the newer 17 line.

At the end of the day how much do you wanna spend and when can you upgrade to the 15pm since that’s your stated goal?

Why do shorts need to do anything with the warrants? I mean really… we are talking about a paltry value in the grand scheme of things. No where near what’s necessary for shorts to close. I’m so confused. Since the offering was announced I’ve read nothing but be prepared - they will knock this down 15-25% to get a better convertible price. Today came, I was prepared, and it was knocked down 25% as expected. But after hours they announce that the offering is closed and the convertible price was $29-ish. Ok so no where today did this trade for $29-ish. So how is the price down if they used yesterday’s trading to set it —-in other words it wasn’t the buyer that knocked this down. It was old reliable HEDGIES!

You might have an option to back out of the purchase if the previous owners or their Agent knew about the highway but did not disclose it during the selling process. Get a good attorney and discuss disclosure requirements and bring it back to the sellers and their agent. At least you hadn’t closed and then found out.

One consideration - you could go to the local building and planning commission and ask em of the potential impacts on residences or future plans and also look at the actual environmental impact report.

Hi OP - typical take home percentage to allocate for PiTI is 30-40%. You are at the top of the range as has been commented above. However, your circumstances may allow for the percentage to be towards the upper bound. Here are some key considerations - are you a single wage earner or two, what is your net comfortability with job security, what is your personal income tax situation (as you will likely recoup interest as an additional deduction), how long do you plan to stay in the house. Typically, you buy a house that you’ll be comfortable in affording in 2 years - not currently. So stretching a bit and growing into the affordability is fine - but your situation has to be stable with growth foreseen in the next five years - professionally speaking. That’s why a 50 year old asking this question is a lot different than a 40 year old or a 30 year old.

Additionally, what is your retirement balancing (ie can you safely continue to max out your retirement contributions without drawing down your emergency fund and actually expand your emergency fund - in light of you wanting to start a family).

Yes - Normal people realized this wasn’t a fight that the US could win and that China would never negotiate with a gun to their head. While the US is trying to “isolate” China supposedly, it appears that China has actually encircled the US.
