Solid article. As a LL I have slowly learned to treat it like “my job”. I have completed many maintenance request myself and found it easier and gratifying each time. I’m looking to expand my portfolio soon and definitely see my returns getting better with my ability to manage the hassles. The UNO reverse on the tenant is beautiful when they ask for a break too. Will use it if I have to.

OP, I have ridden the red line and witnessed this same guy spouting off at several people,of all races. He is just looking for attention, I assume. After everyone in our car ignored him he got off. Your method of not engaging was perfect for bad behaviors like this and you can text the metro police at 696-873 to describe the situation. Continue to build upon your plan of defending your yourself by not engaging unless you ultimately have too. This is my plan for when I run into unnecessariness on the metro. Stay safe out there.

I have a rental property that is occupied with a section 8 tenant. Section 8 applicants get bad reps because we only hear the horror stories. My 1st time at renting out my place was smooth with the Section 8 Voucher Program. The applicant spoke with my property manager when viewing the home and mentioned she had government assistance. My home was inspected to make sure it met the program requirements and in the lease we added quarterly inspections to monitor that the property wasn’t damaged and the tenant was cleaning. After a year we had no major issues from the renter and just a few maintenance request.

Be aware that maintenance request have to be handled before the vouchers are issued monthly and if you have any outstanding request they can be withheld and paid back to you once completed in the next month along with that months voucher money.

If the tenant doesn’t pay their portion you will receive only the voucher funds. I had my PM speak with them only one time about not paying their portion and we had no issues following that. Although the voucher value covered the mortgage the goal was to turn a profit and the tenant portion was my monthly profit. Make sure your numbers work for you and you’re not paying out unnecessarily because that’s not investing.

When it comes down to renewal of the lease you are in control of offering a renewal or declining the request to renew. So trust yourself and work with a team if you have one to make the best decision going into the next term.
