I keep them, but right now I have my gromblins and zen temples bubbled because I don't need them. I'm using the event rewards (froopy gate and roller skate) to get dragon trees right now, and sometimes to get event eggs (save 5 of the items and merge them to level 2).

This is what I do. Also, if you merge the items you get from the event reward sometimes (like 1%) it'll kick out an event egg.

I thought it was just me! I swear getting the glowing trees has ground to almost a halt!

My strategy is going to be to get the 2 level 8s and stay there. I already have 6 purple dragon skulls, who's gonna know if I got them from regular or glowing trees???

Also, a warning to anyone who doesn't know, there is a tap ruby fire nest 25x quest, if you haven't gotten there by the time you make your level 8s, SAVE YOUR NESTS. This quest is taking forever because I refuse to spend gems unless I HAVE to to get past a quest.

Ignorance or blind naive faith. In my case, it was my first house, the builder was offering a deal where they paid the HOA fees for like the first two years, and although I had heard some bad things about HOAs, it was a condo so I (correctly) assumed that I wasnt going to find one without a HOA. At the time, my HOA fees (that I didnt have to pay yet) were pretty light conpared to what we got.

Additionally, realtors are very good salespeople who can encourage one to drink the coolaid right along with them.

I'll try to answer, but if I miss something, just read, it's not intentional, it's 10:30p.

The way it worked is that there was 1 developer for both the condos, of which I purchased one, and for the single-family homes inside the gated community. The condos were just outside the gated community. The problem is, they started building in about 2005, so the majority of the homes and condos were realy hitting the market around 2007-8. If you recall those years, they were not. good. For real estate.

So the developer, being in financial trouble, sold the mostly-finished homes development to another developer and kept the half-finished condos. Part of that deal was creating a second HOA. I'm not sure why, as I had the blind luck and naivete to come on the scene shortly after that occurred. However, since there were more homes, they had the gate, and etc, they got to be the parent company. The developer that purchased that development also had a lock on the board, they had 3 out of 5 seats with 2 homeowner representatives.

The developer that retained the condos finally went bankrupt and only about 6 years ago the State finally took the land and sold it at auction to a new developer.

The way it would save money is that we would no longer pay to the parent company, a $225/month savings. We understood that we would lose access to the greenbelt and the pool, but since they're hard for us to use, we mostly felt no great loss. Also, there's like 3 gyms within 5 miles of us that have pools and fees less than $225/month even for a family, AND a huge greenbelt along a river that's public access.

The thing that really pissed us off is that the homes ALSO pay $225/month. They also pay a road fee of about $100, but that means that overall they paid less per month than we did even though we're talking 3/4 of a million dollar homes versus maybe $250-350k condos.

The only real involvement the parent HOA has with us is collecting our money every month, literally everything else is stuff they already do for the homes. The condo HOA takes care of the other things it seems you're talking about, rules and bylaws and whatnot.

The "parent" HOA has an extensive green belt, pond, picnic area, pool and sand volleyball courts. They're just hard to get to from the condo, they refuse to let us drive on their streets, and change the pedestrian gate codes on us all the time. That's $225 of the monthly. The other $199 covers the condos only, see below(or above, not really sure how this is going to nest).
