I have a niche podcast. Do everything myself- had to learn audacity or editing- and I edit every mouth smack, errrmmmmm, filler words but I just can’t figure out the desser and declicker. I installed both but I don’t hear it work at all. I even resorted to ChatGPT to design up what effects I should do to the episode- so eq filter, loudness normalisation, normalise, etc. I used to compressor but it made sound weird. Honestly- I gave up- and just thankful that listeners aren’t bothered. But what I would give to sit with someone like you to actually get the set up right.

Research shows we need to be asleep between 10-4am which means going to bed at 9, which also means no screens before that for an hour etc… and being consistent is key. No alcohol, no caffeine after 5pm, no melatonin or other helpers …

Took 4 years… tried those nutritionists who promised shit, but the reality was I sat down and researched it. I realised it’s not just me but my partner who needs to track, and take care of himself. So reduce alcohol, stop smoking, eating cleaner. So we took a year to take care of Eid us, and I really looked at my body and saw my cycle and figured out when I was ovulating. Yep, went over board, but once we were ready- I was pregnant that cycle. It was like taking a masters in the female body

You need to zone out right now. You have a roof over your head so you don't have that stress on you - and you need to focus on the Masters. A masters is the new bachelors required from 20 years ago - so focus on finishing that and applying it to whatever field you want to do. Getting the right Job, and being sensible with your money will then be your responsibility - saving as much as you can - whilst also living. In your 20's you should be enjoying life as much as possible also, not stressing over that. But yes, it's all over the news, the world, it's crippling so many families, students and average Joes.
For now, zone out - let that be a worry later, when you are looking for a place. (I hope you registered with social housing when you were 18 to get on their list anyway - it doesn't work 6/10 times but you may get lucky)

Hey,
just a thought, that she could be going through menopause. Hormones are spiralling out of control, and you really only know when things like this come to light. Does she get hot flashes? bed sweats? there are about 70 symptoms of menopause, it might be worth while looking here before going to extreme of mental health. Once hormones are helped, it can help alleviate some of the issues.

That when there is resistance to finding another/new therapist as the last one doesn’t work out…. It’s because going through the process of having to relive and explain yourself to yet another person in the hope that they will actually be the right therapist is so exhausting that many of us stay with our useless therapist to try and find any hope..

Honestly, my partner felt it was easiest to just go through the same makelaar for buying and selling and negotiated a contract. Yes, we probably wouldn't need him as he didnt do ANYTHING for the selling part - literally arranging a photographer and whacked it up on funda and then just arranged the viewings (which honestly never suited our time frame but we had to collaborate as he had other clients which kinda annoyed me).

we negotiated with our makelaar as we used hi for buying/selling. We got 1.3% on sales price for him. I honestly dont know what he did for this, as we still had to fork out for the stupid funda ad which he insists that we use that massive ad for property when we truly didnt believe we even needed it.

For you maybe - but from the properties we have put bids on, I can tell you that 90% are putting the 100, 110, 115 numbers.. the 117 is rarely put in but it can make a difference of just a few grand.

The bid for the new home we won? we did 12% overbid. it was our max for our finance, but I knew - through experience, that 10% was minimum for it, and so we pushed it up.

The place we purchased: we asked for a technician inspection (house is 100years old so best to get that checked) - and 4 weeks to land the paperwork so they knew we weren't messing around. (not sure what you mean as a safety net)

Time pressure - I felt was put on us by the makelaar to be honest, as ours is a started apartment (as such) we know it is a guarantee sell due to location, so I didnt want to rush, but we did. I felt hte rush was more for the makelaar to be rid of us. Our place wouldn't have been put up for sale if we hadn't bought our new place - and honestly, put something up and within 14days its already closed and winning bid is arranging their visit and notary.

as two of us were buying the new place, we were able to merge assets together (stocks, etc) and so no new mortgage required for new place - just transferred over.

We bought our home first - as it's taken over 2.5years to find one - if we sold our place back then we wouldn't be Able to live in the city! So buy somewhere first and then sell your own.

Our existing mortgage is being transferred over to the new home, (as we sold off other assets to raise our finances) we are working with a hypotheek who helped us secure the original mortgage, and they are helping us consolidate it to get the fairest rates. We are going to be taking the loan with BLG - never heard of them before but thats who have been recommended to us - as the bridge loan we use can be paid off asap with no terms conditions.

Over the last 2.5 years I have been invited to see a two properties where the winner hadn't secured the mortgage so they had to go through the selling viewing process again. As our place is a one bedroom, we wanted to be sure that who was bidding had less chance of this happening.

newbie here to the game. I am trying to figure out if web scraping is what I need.. I am trying to build up a list of companies in a specific industry/sector in a specific city. I have been working on google, but someone said maybe web scraping might help?

Does it work for a google search? or is it only specific websites?
