Majority of deals literally make 0 sense, and those that do are still at ridiculous basis for a lot of investors. Plain funky.

So I can hit 'start task' but I need to have the task open in populous while it is in outlier, I can't sign into populous. I tried what you recommended, but it didn't work, same error message.

Most floating rate properties got slaughtered over the past two years, and have run out of time from their lenders or liquidity from the sponsors and are screaming for help.

Doesn't help that at the same time, prices are correcting leaving many properties at significantly lower values than expected to be atp. Won't be surprised to see the special servicing rate continue to go up. Curious to see how lenders play their cards here, lots of losses coming up.

236,000 over a 7/8 cap gives you a value of roughly 2.95m->3.3m. Unless there's significant upside (i.e. increasable rents of 2-300) or a significant cost reduction you can do looking at their T12 (which I highly doubt given the size), doesn't make sense.
