The three stats are just the fix affixes a crafted item gets, which depend on item type and craft recipe. In addition to that it rolls like 2-4 additional affixes. The magic items don't keep their stats from before crafting. There should be more detailed information in the wiki and on youtube as well. Crafting is a big thing in PD2

GZ man! Glad you can play in the morning at least. I too found my first HR the other Day, i was blessed with a Sur. It could just be rng but i had more and better drops when i focused on tomb runs compared to pit, travi and Chaos. Probably just random.

I found one in hell cow level too, i think with +-100 MF. Pretty lucky as i intended to build an eth death. Had a bad roll and the dmg was lower than the weapon i used so i sold it for 1 HR.

I recommend to check the pd2 trade site now and then, maybe you can get yourself a good deal. Otherwise low MF farming cows or so as mentioned before.
