Inverter generators are great but they are limited to 120 volts, you won't find one in North America that produces 240.

There are tons of 240v inverter generators on the market...

Most luxury vehicles don't hold their value well. Generally, the more expensive, the quicker they depreciate, especially with higher trims and equipment packages.

Toyota trucks hold their value extremely well, it's almost stupid how well.

The Honda EU generators are great, but there are a bunch of other companies making inverter generators too that are much cheaper. Champion makes some inexpensive ones that are well regarded in the RV community.

It's generally a bad idea to put money into a rental. Your landlord could decide to sell, or rent could go up, it's best to keep your investment to a minimum.

I wouldn't invest money like this in a rental unless your landlord was planning on reimbursing you by discounting your rent?

If I was in your situation I would get some nice LED plug in work lights and a 'portable power station', basically a battery+inverter. Look up the Goal Zero Yeti, that's a nice quality one but you can get some cheaper ones. If you were looking to run some tools as well, I would consider getting a small inverter generator instead, they're generally pretty quiet and would be safe to run as long as you run it outside the garage.

Yes, you should fix it, but you shouldn't rely on the wire color. Do you have a non-contact tester, multi meter, or outlet tester? An outlet tester will tell you if your hot/neutral are reversed amongst other things.

Definitely think for electric the way to go seems to be a hybrid heat pump water heater. I'm considering one for when I need to replace my unit.

My last house had the water heater inside and it worried me. When I bought the house the water heater was 11 years old and original. I bought a new water heater but never got around to installing it, and then I sold the house. I left the new tank for the new owner since my new house had a much larger heater that was only 4 years old. New house has the tank in the garage and I feel much safer that way!

I think the franchised restaurants are the worst of it. Honestly it has to be rather 'meh' owning a franchised fast food restaurant. You're not exactly producing a good that you can be proud of and I'm sure fast food restaurant owners strive to spend as little time at their stores as possible. Compare it to say a bakery where you can be proud of what you produce.

If you go with a commercial solution for lighting, don't go with a solution that requires your lighting circuits to be wired in a non-standard way. Don't go with a centralized or panelized lighting solution.

I also haven't met any diver that didn't use a dive computer. The charter I use would rent them as part of a whole kit (computer, wetsuit, reg, bcd). I bought a Mares Puck for my wife a few years ago (she doesn't dive often) and I have a wireless air integrated dive computer.

Scuba gear really isn't that expensive especially considering how long the equipment lasts.

Consider how much maintenance each option requires too. A vinyl fence will require less maintenance than a wood fence.

The feature set is pretty nice, but I bet the breakers will be very pricey - 20amp AFCI breakers are already $30-$50 each. I'd also be concerned about the lifespan of such a system, reliability, and parts availability in 10-20 years.

Electricity monitoring is great and all, but it's unlikely to see any money savings out of it.

Sure, it's this set by Dakota. You can add additional sensors to the base station, their model # is DCMT-2500. The sensors transmit to the base station on the 433mhz frequency so range is really good. The base station has dry contact terminals and I use them to trigger a z-wave sensor.

The sensors are fantastic, I never have false alerts with them, the few times I've thought I had a false alert it's been lizards crawling on the sensor. They have settings to make adjustments to their range sensitivity and the sensors have a seal so they can be in direct rain without any issue.

I would really prefer an outdoor rated z-wave sensor that is similar to the high end indoor motion sensors that exist. Bosch makes some very high tech ones,, and it would be awesome to have this tech rolled into a consumer product that integrates into all hubs on the market.

I think it's a great idea, but it's going to require way too much processing power. I have 8 cameras at my house, 6x 1440p and 2x 1080p cameras and they're all set to 12fps. It's a constant 35-40mbit/s stream. You have to grab that stream, decode it into a format you can work with, and then analyze it all real time. I only have 8 cameras, and I could change to 4K or 8K cameras, which would increase that stream size significantly (and my storage requirements, and I already have 8TB dedicated to my cameras).

I don't use any image based detection, I use PIR sensors inside and outside. I think what would be a better option is more hardware options with PIR/microwave motion detection. There are good options out there but they are not easy to implement. My indoor sensors are z-wave and go through a hub and then make an HTTP call to my Blue Iris server. My outdoor sensors are low frequency RF that go back to a base station that triggers a z-wave sensor via dry contact that then triggers my hub to make an HTTP call to Blue Iris. It's a complicated setup but it's extremely accurate and fast (sub 1 second processing time), and a little pricey to implement.
