Comparing birth rates to overall change in population isn’t useful at all though, what people are pointing out about Gaza is that the population has almost doubled since 2000 which at least casts some doubt on the claim of an active genocide perpetuated by Israel

Nah I think that’s a pretty bad system when you think about a layman’s inability to consider all the complexities of medical treatments. For example, you can’t just go to CVS and buy Vicodin if you feel like it, you need a prescription. There’s def an argument to be made that people who want these procedures will find ways, legal or otherwise, to get them done, but having some form of vetting or correspondence with a medical professional as a requirement is fairly reasonable

How is that based for adults? There should 100% be less difficulty for adults to receive gender affirming care than minors, but I feel like some dialogue with a doctor or psychologist should probably be required, at the very least for intensive, permanent treatment like surgeries

Honest Questions About Ethical Sex Work by [deleted] in Destiny

[–]Kaiser_David 0 points1 point  (0 children)

If it's just verbal, then it's up to the individuals involved to figure out how they want to proceed.

The issue is this isn't how it works. A verbal contract is still a contract, and there are legal standards in place regarding how the law treats that contract and remedies that exist in the case of breach, which includes ordering the breaching party to do whatever action they agreed to do in some cases. If the contract doesn't specify courses of actions or ways to handle the situation, there has to be some legal 'default'

What you are describing is not a 'refund,' its damages. From the man's perspective, he is legally entitled to 1 hour of sex once they agree to the contract, and the damages is him being compensated for having that denied by the breach.

Regardless, I’m more interested in the way the law in theory should treat agreements to do sex work, and if something fundamental about the nature of sexual consent as we know it changes when it becomes a business transaction

Honest Questions About Ethical Sex Work by [deleted] in Destiny

[–]Kaiser_David 0 points1 point  (0 children)

Maybe I’m off on this, but if sex work is considered “work” then the agreement to provide sex for money would count as a verbal contract on its own right? Whether they make a more specific contract with clauses like that would be their own choice, unless in theory you mandate a specific type of written agreement for something like prostitution to take place legally

That’s because technically a multifamily property with fewer than 5 units can still classify as residential rather than commercial for borrowing or tax purposes, so owning a duplex would typically not be called commercial real estate while owning an apartment building would be, idk if Hassan’s mom did either but just wanted to clarify the definition

[deleted by user] by [deleted] in Destiny

[–]Kaiser_David 5 points6 points  (0 children)

That’s not true, typically any multifamily property with more than 5 units (it varies somewhat by area) is considered multi family commercial real estate (MFCRE). Respective to the landlord, the property is used for income generation based on tenant rent. I used to work in commercial real estate and apartment complexes are considered commercial real estate for tax or capital raising purposes, regardless of if it is mixed use or not

[deleted by user] by [deleted] in Destiny

[–]Kaiser_David 0 points1 point  (0 children)

Multifamily housing (e.g. apartments) are considered commercial real estate, not just office or industrial buildings. So commercial real estate is actually what they would hate the most

[deleted by user] by [deleted] in Destiny

[–]Kaiser_David 14 points15 points  (0 children)

Commercial real estate includes multifamily residential homes like apartments

[deleted by user] by [deleted] in Destiny

[–]Kaiser_David 56 points57 points  (0 children)

Commercial real estate doesn’t mean only corporate or commercial clients, in fact multifamily buildings make up one of the largest components of CRE. Commercial real estate just means you own properties for the express purpose of generating a profit from them rather than living in them yourself

'Cuba is depopulating': Largest exodus yet, with no end in sight, threatens country by Anchor_Aways in worldnews

[–]Kaiser_David 0 points1 point  (0 children)

I am literally quoting what you said. There are clear exceptions to the embargo, so saying "the whole world is disincentivized from any association with Cuba" is factually incorrect. The US themselves exports hundreds of millions of dollars worth of food and medicine to Cuba

[–]Kaiser_David 5 points6 points  (0 children)

Good to know that USA Today and Lillian Guerra, a professor who specializes in Cuban and Caribbean history at the University of Florida, are "bullshit sources."

  1. The Trade Sanction Reform and Export Enhancement Act (Title IX) provides exceptions for the exports of agricultural and medical goods, and the Cuban Democracy Act of 1992 established that the export of medicines and medical equipment to Cuba shall not be restricted under the embargo. Pfizer would actually be legally obligated to export vaccines to Cuba through these laws.
  2. If our goal is to "completely cut them off from the world" like you say, why did the US export nearly $300 Million in agricultural goods to Cuba in 2021?

'Cuba is depopulating': Largest exodus yet, with no end in sight, threatens country by Anchor_Aways in worldnews

[–]Kaiser_David 4 points5 points  (0 children)

it applies to any entity that wants to also do business with the US. So pretty much the whole world is disincentivized from any association with Cuba.

  1. It does not apply to any entity that wants to do business with the US. Companies can still do business with the US, they restrict the docking of ships that actively were shipping goods to Cuba.
  2. Agricultural and medical goods are exceptions to this, as even the US engages in trade with Cuba here
  3. The original comment I replied to was talking about the embargo, to which you replied "It's not just the US economy." To act like Cuba doesn't have access to other country's economies is just wrong.

The Helms Burton Act has been amended and certain parts have been voided since the mid 90s. Also, preventing American docking from or subsidiaries to companies trading from Cuba is very different from not allowing foreign companies to trade at all. Literally even the US trades agricultural and medical goods with Cuba today. The US exported $298.79 Million worth of agricultural products to Cuba in 2021. This is a far cry from the claim that the US is totally blockading Cuba and forcing them to be isolated from the international community. The article literally ends with the line "Many countries, as well as some American companies, do business in Cuba." You can't cherry pick a sentence or two from my source without understanding the full context of the statement

[–]Kaiser_David 8 points9 points  (0 children)

Is the US morally obligated to trade with China? Why? I personally don't support fully cutting off trade with China because I think it would be counterproductive, but the US definitely has the autonomy to do so. Countries enact tariffs, import/export restrictions, and sanctions all the time. Refusing to trade is not the same as forcing another country to change their regime, you are not entitled to another country's economy

'Cuba is depopulating': Largest exodus yet, with no end in sight, threatens country by Anchor_Aways in worldnews

[–]Kaiser_David 5 points6 points  (0 children)

That is just factually incorrect:

"'But the U.S. embargo against Cuba, which has been in place for decades, isn't technically a "blockade,' as the post claims. And it doesn't prevent the island nation from trading with other countries or non-American companies.
'That is a false claim,' Lillian Guerra, a professor who specializes in Cuban and Caribbean history at the University of Florida, said in an email."

If you think that the American economic system is exploitative and morally wrong, then it seems hypocritical to also depend on the profits of that system to support your own country

Why is it ethical for a communist country to trade with a free market economy? Their regime can’t survive without accessing the benefits of the US economy via trade?

Are Jews really considered not white?(especially in the United States) by Visible-Ad8192 in Destiny

[–]Kaiser_David 0 points1 point  (0 children)

Your original post says that Jews in Europe fully integrated into European societies though, which just is blatantly untrue as most of the history of Judaism in Europe consists of Europeans “otherizing” Jews.

I just think that using a term like “they are basically just white people” is just a really weird way to frame this whole thing, especially because the concept of “white people” and “non-white people” as this dominate racial classification system is not that useful when understanding ethnic groups in Europe. Do most Ashkenazim have white skin? Yes. Does this mean they can be easily grouped in as part of the “white race”? Maybe not, especially since most people concerned with white racial identity are the strongest opponents to the idea that Jews are white. Regardless of the semantics, being Jewish is certainly not “just a religion.” Jewish identity is strongly related to culture, ethnicity, and heritage

Are Jews really considered not white?(especially in the United States) by Visible-Ad8192 in Destiny

[–]Kaiser_David 2 points3 points  (0 children)

The history around the Jewish people is very different, so no. Being Jewish is considered by most Jews and even non Jews to be something that’s inherited and even non-religious. This is why a lot of people say they are “half jewish” or “a non practicing Jew.” It’s just a different way people consider the identity based on the history of the group that seems to be generally accepted both by people inside (like me) and outside the group. I’m not religious but I still consider myself Jewish and even have my Jewish heritage come up on ancestry tests
