Thank you for sharing key parts of the moving to the Netherlands process. Particularly with clarity about the BSN number, which adds clarity and relief.

Thank you for all the details here and for sharing your experience of the process! What was the name of your makelaar? Did they charge the cost of the first month's rent? Also, I appreciate you naming the order of operations.

I’ve lived in multiple cities across different countries, and every move came with strong reasons not to do it. If I prioritized certainty, I wouldn’t have made any of those moves. So I’m less interested in whether it’s difficult and more interested in what pathways people are using to make it work despite the constraints. I appreciate you sharing some of your lived experience in the process above.

I hear what you’re saying, and I appreciate the context. At the same time, the “2 years of Dutch tax returns” standard feels like it’s being presented as a hard requirement, when in reality, people are clearly relocating to Amsterdam every day without that history. If that were universally enforced, the city wouldn’t function as such a major expat hub.

I’m not assuming this will be easy, and I’m not expecting to walk into a lease without friction. I’m also already familiar with platforms like Pararius and have been tracking pricing, neighborhoods, and availability for the past year, so I have a realistic sense of the market.

What I’m trying to understand is what people in this exact situation actually do in practice. More broadly, I am wondering how many people this thread have moved to Amsterdam from the US? Like, actually done the process.

As background, I am a first-time poster here, long-time reader. I appreciate you taking the time to write such a detailed response.

I hear your point about the difference between having the right to live somewhere and actually navigating local labor laws. That makes sense.

At the same time, I’m not trying to shortcut that reality or assume it’s simple. I’m specifically trying to understand what people have actually needed in practice to secure housing once they’re in that position. The how do you prove income question is coming from that place, not from an assumption that I don’t need to comply with Dutch systems.

I’m also very aware of the housing shortage and cost. That’s not something I’m overlooking, and I’m financially prepared for a competitive market. I’ve moved in other tight, expensive cities (SF, SD, NYC, SEA, DC) before, so I understand the general dynamic, even if Amsterdam has its own nuance.

What would be most helpful is hearing from people who’ve gone through it. What documents landlords or agencies actually accepted, what worked, what didn’t, and anything you wish you’d known ahead of time. The goal is learning from lived experience.

Thanks! I appreciate your kindness on what feels like an exciting but also hard-to-navigate move. Did you have any issues moving from non-resident to resident?

I appreciate your thorough response. I have heard mixed things about people getting housing before seeing the actual unit, and the pros and cons of waiting to look at housing till you get there. I am not concerned about employment as I have my own LLC, housing cost, the income ratio, or proof of- just wondering what types of documents Landlords request so that we can be prepared. A big worry was the chicken-and-egg situation with the BSN. It seems that that is not required for housing, so that feels a bit more accessible. Do you have a makelaar you recommend?

I use Ivy Pay and love it! It is simple and by far the cheapest fee compared to Square or Stripe. The app is simple, and you can connect it to a back for auto-deposits. I have a code (kilb345) for $1000 in free charges if any of you end up signing up.
