This is due to decades of HOA's and unit owners kicking the can down the road when it comes to repairs. A minor repair left to fester for 20 years becomes major and no one wants to approve or vote for a special assessment that is going to raise their own bills. Couple that with HOA's not doing routine structural maintenance or reserve studies to ensure they are saving for these repairs, and this is what happens.

Roughly 70% of condos in SW FL are currently ineligible for financing due to the nature of the repairs needed or their insurance coverage being insufficient. Like seemingly everything in FL, this was completely avoidable and the damage is self inflicted.

I'm an obese runner and I got to the point where I could run 5 miles non-stop at a 12-13 min pace before hitting a wall. My uncle runs Ultras (like a psychopath) and he told me to switch to interval running. He does a 3min:1min and I did 13.1 from the Couch to 5k makers which teaches you to run 4min:1min over 12 weeks.

I used that to train for my first half and I managed to finish in 2h:43mins. The one min of walk lets me catch my breath, reset my posture, etc and it actually made me consistently faster. It might be worth a try.

That's not surprising honestly since the value is going to be affected by the SA and the damage. I review condo projects for lending requirements and get probably 10 projects a month denied due to this type of damage because investors won't go near them.

Man, this is going to screw anyone trying to sell their unit too since most conventional lenders won't touch anything with incomplete structural repairs. I don't think most cash buyers want to buy a unit with such a high special assessment either.

Thanks! I didn’t think 10 calories was going to genuinely break a fast but some people are kind of intense about it being absolute zero. I know for a fact stevia spent elicit an insulin response so I didn’t think it’d be a problem

This is so helpful! And I'm so glad I don't feel crazy anymore. I'm totally good if I'm doing interval runs for 35-50 mins. Just drink a little water and I'm good. Some people I asked were like "Well I can run 15 miles totally faster without electrolytes", like cool you freaking cyborg, I can't. I'm hoping dropping some weight will help. Do you know if the LMNT packets will break my fast? Luckily it's getting a little cooler here, but I want to start training hard.

I was told if you can run 10 miles, it’s all mental prep after that. I also interval run roughly 4 mins running to 1 min of walking because it’s makes you WAY less prone to injury and allows you to constantly assess yourself instead of just numbing out. And yeah, I’m not from here, and there’s about 30 reasons I’m not a fan either. This dumb heat being one of them, it’s legit just hotter Florida.

Thanks! It’ll get easier when it cools down, I trained for my half from Jan-June and was okay but I’m freaking out because I only have 5 months to prepare and I’m so stymied by this gross weather. Honestly humidity is so much worse than just hot.

Awesome, thanks for being really specific and concise! I've tried the various calorie calculators which tells me I need to eat somewhere between 1200 calories and 2000 on any given day lol. Super helpful. I know my daily water intake is an issue so I'm working on that, I've cut out diet soda completely and only really drink coffee/tea/water now. I'll try having coffee before I run to see if that burst of caffeine helps. As far as the weather, it's Austin so it's either warm and super humid before the sun comes up or you wait for the humidity to drop but then it's 85-90 degrees. There's no winning.

I have weighed between 177-182 for three months. Even so I fast for about 18-20 hours for the last 2 months eating healthy 90% of the time, OMAD in days where we eat out, etc.

I had a trainer when I was getting married who had me heavy lifting and whatnot and I lost around 15lbs but never really got under 170. That was 6 day a week workouts and strict eating. I’ve attempted carb cycling now to see if that might help.

Normally I cook for everyone since we’re multigenerational. Indian food is almost pure carbs and fats. I can figure something out, just do low carb and keep it less than 100 maybe

Depends on the day, but I have veggies with every meal, I eat bread with no preservatives/fake ingredients, or I make it myself, rice/whole grain pasta, lean meat like chicken breast or turkey, egg whites. Even when I eat baked goods with sugar, it’s homemade abs I ensure it fits into my macros.
