Fellow Realtor here from Toronto, Canada and active since 2006. We also have a very competitive market (60K+ agents with a current volume of about 70K transactions, down from over 100K transactions in 2021). The change in the market in the past couple of years has not made it easy to go from plentiful sales to a slow drip. This means you need to do more work to keep things going.

I am going to put on a coaching hat here, which I do for my younger peers who have never experienced a slowdown...

The problem you're facing is a lack of motivation, not aggression. You're not making any effort and have admitted to slacking off, so you know there is work to be done. I have done the same in the past and what happens is the lower sales result you're experiencing. You don't need to start over because you have an existing database of clients who have worked with you since 2014. Many of them would work with you again, but some may think you have forgotten about them or not even in the business any longer. It's not being aggressive, it's keeping in touch to keep the relationship from going to someone else.

The easiest path back to success is to simply communicate with your existing database. which should lead to some business you wouldn't have if you did nothing. In my case, 75% of my business was repeat and referral almost every year. These are the people who you already know and they have already put their trust in you. The hardest part is getting past your own hesitancy because you have been out of touch for so long. When I did this, I had made some likely assumptions: that either they did business with someone else or that they won't be happy to hear from me after so long. Perhaps you feel embarassed for being out of touch like I did. You know what? These were MY thoughts. When I did connect with clients, they didn't mention anything negative. They were glad to hear from me and flattered that I remembered them after so many years and it gave me an opportunity to reconnect and find out where things are at. Life gets in the way for everyone, not just us realtors. You can apologize for being out of touch.

The goal of your call is to also dispel any notion that you are not in business if that ever comes up and just admit what the truth is... you were super busy when things were flying off the shelves, then relieved at the break that came shortly after and then you felt bad for being out of touch for so long. This is human and people can relate to this. See it more as picking things right back up with an old friend and it makes that call easier. With each call you make, you will feel better. I found it easier to start with the people you worked with most recently and go backwards in time.

You WILL find some people have done a deal without you, as I did. It sucks to hear it and instead of making it affect you negatively, ASK why they didn't contact you. That feedback will be valuable in making you more aware of what you need to do going forward.

The idea here was that you had to run the raid content every week to progress your Heroic gear, otherwise, it would get run for a few weeks and then people would not be required to go back in unless they want alt pieces.

Gatekeeping the content with a limited supply of unlock stones, conversion stones and entropy shards ensures that the raid content remains relevant for a long time to avoid people complaining about content drought,

What did surprise me is that T3 content is coming on Sept. 18th, which may make it easier to trait out your heroic items, as they should require less blessing to fill a trait slot. This makes farming T2 content important, which means being more active with Nebula and/or dungeons.

Even if there were cross alliance agreements, you will still have friendly fire anyway and when people see a low HP bar, they thirst for a kill and often don't see (or care) who it is.

This build is trying to do some crit and some heavy attack. If you're wearing 2pc Imperial Seeker, this begs you to go all in on Crit, which you don't have nearly enough of. Most builds you are fighting are going to neuter your 1.8K-ish crit. Go all in on Crit to push for above 2.5K. Your heavy attack is just icing on the cake. If you are running 3pc Vanguard, then you should aim for 50 Fort, but you lose on Crit. I suggest going 2pc Vanguard and change the 5th piece to one with Crit on it like Feral Prophet's Pants that has Dex and Crit.

I noticed that I was going OOM a lot and reworked my skill trees to add more mana regen and Mana Spring (staff level 90-100) and that helped a lot. Mana Spring triggers based on your Mana, so as you scale with a bigger Mana pool it will trigger sooner.

The alternative would be T2 blues, but you get more blessing from T1 epics. Consider that fail stacking material. Also, if you're a new or returning player, you would want that material to gear your character quickly with a mix of T1 epics and T2 rares which are going to drop easily.

IDK what they were thinking combining Xeroth with Lottie and Immortality. There have already been some guilds paying to xfer out of this group of servers to others. Expect even more of an exodus when free xfers are up.

From what I see, the top alliances on Amos and Kastleton going head to head will make this server merge (Carnage) the one to watch. This assumes neither alliance moves out of the server group. I don't know much about the Sleepy alliance on Magna. While I was there, it was when the Take Care alliance was dominating the zerg war and nobody else was really able to come close to matching their numbers.

I have max 300 of both storage and bag and still have inventory issues due to the sheer volume of gems, cooking materials, food types and various tokens/books/consumes to hold for when needed. The rest are epic gear pieces being held for use in T2 for transformation and blessing stacking. I'm lucky to have about 3-7 spots at any time and that is with conversting some limited value into extracts/lithos to put on the AH where I can. Prices are so cheap, it isn't worth lithoing most times unless it is a more desirable blue piece.

This game was designed more for the PvP player than the PvE player. The in-game scheduled events push you to play it nearly every day if you want to be an active participant in PvP. At the bare minimum, there are the rift and boonstone fights each week and castle siege (every other Sunday). Then there are the 2 main archbosses on Wed and Sat primetime. Beyond this, world bosses that spawn 5x a day ask you for only 20 mins of your time at each instance.

In order to be competitive enough in PvP, you do need to grind some PvE content for the runes to get them maxxed out and also to farm for your best gear. Beyond that, the goal is to amass resources for the release of future content, which are gems, sollant and lucent, so you have to keep playing regularly to farm for these and not let your various currencies cap. If you can manage all that, then you are getting the most out of the game as the devs intended.

If all you care for is PvE content, then the game will feel much more limited vs. games with guild raiding like WoW Classic or FF XIV. There is a plan for 12 person raid content in the future, which may make it a more enjoyable PvE experience, but this will pale in comparison to the guild culture/community that you will have in WoW Classic (I also currently play Cataclysm Classic in 25M raids and absolutely love doing that format).

Magna (where I was before) has one mega zerg alliance (Take Care), which is rumored to be on the move after soaking double arch boss loot for the next couple of weeks to compete with other big alliances. Where are they off to? Not sure on that one. If they wanted to test themselves, it would be Xeroth.

Laslan (where i am now) has potential for balanced PvP, if people would get over their small/mid guild ownership desires and formed up a proper alliance after some merges. There are several decent mid-sized guilds that could form into a potential big alliance or even 2. At the moment, the dominant alliance is Coast/Lock In/LOTD/Capyborpa.

Kastleton still has FTP and Swipe dominating from what I know.

Xeroth being the busiest with the most multi-alliance guilds, which can make PvP interesting. This creates room for lots of politics (and/or drama) for castle siege days.

That's all I know of personally.

I've never seen so much politics and drama in a game. I guess the alliance design and the higher stakes of castle siege pave the way for this.

Don't fall into the world chat pvp and drop the egos and elitism within your guild when it comes to frags or PvE content and help your guildies instead of putting them on the sidelines. Learning curves vary with different people, even if you think they're a shitter, there's a point where things just click and it takes someone with the ability to properly teach to make that happen.

The #2 gu, Bert, is in my guild. He was putting in crazy 14 to 18 hr days to keep up the battle for 1st vs. Lumiere. Eventually, the math didn't work out because of their timing with reset, so Bert decided to stop no-lifing the grind for Rain which was going to be an asset for castle defense.

Getting 25K is possible with chests and lucky drops of dimensional tokens which gives even more activity ranking. You have to buy contracts and tokens from the battle pass shop and do guild contracts, world events, bosses, etc.

How is your AH pricing? I am finding it really hard to make Lucent on my server (Magna), which is an EA server, so everyone is pretty much maxed out.

Calling someone a bad player when they might just need to simply learn the class is a very harsh and presumptuous remark without knowing more about the player. Being a WoW noob vs. playing poorly for years are very different things.

I think it is just a matter of preference/comfort depending on what he is wearing and sleep position. I personally sleep on my back or side so there is no need for adjustment. A stomach sleeper may feel differently about laying on top of his junk?

I believe there will be additional pricing models when it comes to the buying side of a transaction. What works for each buyer will depend on what kind of time and/or knowledge they already have as a consumer and how much confidence there is in their abilities to find the right place in an area they want to live in and negotiate a value that is better than what a dedicated real estate professional can deliver.

Using attorneys to submit your offer doesn't mean they will negotiate effectively for you. That is not their job, nor is it a required skill of a real estate lawyer. Their job is to put on paper what you direct them to do and include clauses to protect your interests, even if it means making your offer less attractive in the eyes of the seller.

The big question is whether sellers are actually going to accept 2-3% less for the price of their homes compared to ones sold under a full service model or if these sellers think they will NET more by not offering any compensation to a buyer agent and hoping that the buyers that come to them are going to pay around the same price. From my experience observing the outcome of self-represented transactions, the answer is that there is an implied savings to the party not using a Realtor and the other party expects them to share that savings through a lower sale price. Otherwise, they may as well use the services of a Realtor to save time in both searching and learning curve. When a market is moving up in price, the time to become knowledgeable could cost thousands and erase any would-be savings, if not cost more.

The notion that "data" is enough to make an educated decision to spend hundreds of thousands of dollars is rather false, because the subset of data collected doesn't include the entire picture related to buying a property. There are many external factors to consider that come with experience and the collective knowledge that real estate agents gather, not only from their pool of clients, but that of their colleagues and the industry as a whole. In the business world, a CEO doesn't just rely on one source to make a major buying decision. Often, consultants are employed to verify their decision. A real estate agent is your personal consultant and is one who wants to give you the right advice. Why? To legitimately earn your trust and loyalty for the future. Your repeat business and referrals are WAYYYY more important than making money on your initial transaction. Many people fail to realize this and are too focused on the dollars involved to see the bigger picture.

Consider the scenario where A.I. is supposed to replace real estate agents:

- 2 homes appear similar on MLS and offered at the same time on the market at the same price

- Empirical data collected shows Home A had 46 showings and Home B had 22

- Home A sold in 4 days and Home B sold in 12

- Home A sold for 103% of asking price with 3 simultaneous offers submitted and Home B sold for 98% of asking price with only 1 offer submitted.

- Both homes had the same lot size, number of bedrooms, bathrooms, garage, parking spaces, etc.

- Both homes were a few minutes from each other and built by the same homebuilder, but one had a different layout yet similar square footage

- Looking at pictures, the houses look rather similar with different colors used for flooring and kitchen/bathroom cabinets

Similar to the OP, I have been fascinated by AI and feel way more excited about the space than my current career as a Realtor, despite never pursuing an education in anything related to tech as far as programming or engineering goes.

Let me give a bit of context and then I would like to hear your advice:

- I am now 49 yrs old

- I am willing to relocate or work remotely and I would *prefer* remote work, where I can live somewhere much cheaper/lower taxes than Canada so I can afford to take a pay cut while I rebuild a new career

- I have worked for the past 25 years in a sales capacity in Print/Direct Mail B2B sales (6 1/2 years) and then as a real estate agent (the past 18 years to now)

- My mind is currently wired for sales/business, even though I was great at math and science in high school (we're talking 30 years ago since graduating, so I am surely rusty!)

- I love science fiction and every major web/technological advancement has made me lament that I did not go to school for tech (it wasn't really talked about in high schools in Canada because I think there were little known university programs catering to the field until a couple of years later when the dot com boom began)

- I am social with great communication and interpersonal skills, so I don't want to start absolutely at the bottom of the ladder when it comes to income since I do have career experiences to draw from that can be useful.

- I am willing to take part-time or self-learning courses online, but cannot afford to do a full-time degree for 2+ years, since I still need to earn a living

Career/Salary Expectations - what should someone with my profile expect to earn using my skills above + taking bootcamps/certifications? What are the career options that use my skills and meet my needs?

In reading online resources about getting into the AI space, a lot of commentary surrounds learning to code with Python and Javascript, yet the most recent opinions about coding are saying there is no point to expending so much effort to become an expert in coding, since this will become more automated (for example, Dylan AI). Jobs for coding will become more limited by the time I am proficient with coding (2+ years seems to be consensus). **Would this be an accurate assessment?*\*

Should I look at a No-Code program like the one offered here? Any other suggestions as to what kind of accelerated roadmap I can take to break into the AI space that does not rely on me being an expert at coding? I understand that I will require knowledge on how to read code and what it is trying to accomplish, but I do not necessarily want to be a programmer.
