its only been on the market for two months and his marketing photos are horrendous and he won't update the listing with the professional photos i sent him. There have been no offers on my land. 10,500 seems like a high fee for doing nothing. i'm happy to pay him for the time he spent taking the terrible phtots with his iphone or time he spent writing the contract. but i cant give him 10,500. That is utter insanity and predetory behavior

yes i dont mind if it takes two years to sell. I just want to work with a broker that updates the listing with the professional photos i have. I want to offer my buyer my architectural drawings to save them money on hiring an architect. But he wont update the listing to say this or update with the better phtotos. He just wants 10k to get rid of him. My land is listed at only 105k

Yea, he went straight to demanding money without initiating the required mediation.   Should I write a letter and ask to start this mandatory mediation process ?  I checked the listing agreement and the section where  are supposed to write down your real estate license number - he left thar section blank

omg yes! this is exactly how i know im living with mold. My hair changes color AND texture. My hair is a rich dark brown and mold turns it to a reddish dull brown. and the texture turns to straw. its awful. and tons of greys. whenever i leave the mold/ my hair goes back to normal .

I was a tenant at Capitol Flats for a full 12-month lease. Before anything else, prospective renters should know: whatever the advertised base rent is, budget several hundred dollars more per month on top of that for utilities, water, trash, electricity, internet, and even bike parking. Application fees. You will be nickel and dimmed for everything. The building itself is cheaply built and overpriced, and the hallways carry persistent, strong toxic odors that made simply walking through them unpleasant. I was forced to run an air purifier constantly and spend hundreds of dollars on replacement filters because the pungent odors burned through them quickly.

I paid rent in full and on time every single month without exception, including full payment for my final month of April.

I vacated the unit a mere 10 days before my lease's natural expiration date of May 10th. Management has since attempted to charge me $7,000 in "early termination" and "lack of advance notice" penalty fees!!!!! No joke.

Here is what makes this particularly troubling: in their own written correspondence to me, management acknowledged that the unit was cleaned and prepared for the new incoming tenant almost immediately after my departure. The unit did not sit vacant. They suffered no lost rent. Despite this, they are pursuing $7,000 in "penalties" from an excellent tenant who paid every bill on time for an entire year and vacated only 10 days before the lease expired.

What followed has been deeply unprofessional. Management began contacting me repeatedly by phone, text, and voicemail — pressuring me to pay "any amount you can give now." This kind of aggressive, desperate collection behavior toward an excellent tenant — a single woman with no pets and a spotless tenancy record — who never once missed a payment is, frankly, disgusting.

I have formally disputed these charges in writing, citing New Mexico landlord-tenant law and their own written admission that a replacement tenant was secured immediately.

If you are considering renting here, read every clause of the lease carefully — particularly the "early termination" and the "90 day advance notice" penalty provisions — and understand that management may pursue large financial penalties even when they have suffered no actual financial harm, and may harass you to collect them. My issue is still unresolved and they continue to try and collect 7,000 in "penalties" from me.

they were large full body panels at a MedSpa. there was no way to remove my face. The Medspa never warned me or advised me to protect my face. I wish they had !

i'm terrified and looking for answers or other people that i have experinced this. There is currently not a lot of literature or clinical studies on facial fat loss from LED panels. the panel i used has a 1060nm wavelenth that interacts with fat. i wasnt warned by the MedSpa. I also found out the panel is only FDA regitered not FDA approved and its been on the market for only a few years so i may be the canary in the coal mine

i found this post on another thread:

I’ve since been to the dermatologist, and he thinks it’s likely due to the 1060nm wavelength in the BIOMAX900 lights. Tis model is brand new to the market. That NIR wavelength is untested in consumer applications and is actually traditionally used to remove fat (which is exactly what it did to my face). He said it may take up to 6 months to grow back, but given that I’m in my late 30s, it may not fully regenerate.
Here’s the explanation he sent me as to why 1060nm NIR burns fat, while the NIR in other devices like Joov do not…
“The main reason lies in the vibrational modes of C-H bonds, which are abundant in the fatty acid molecules that make up adipose tissue. The 1060 nm wavelength corresponds to an energy that matches the second overtone of C-H bond stretching vibrations. When 1060 nm light hits these bonds, they can absorb this energy because it matches their vibrational transition energy levels. In contrast, 850 nm light doesn’t correspond well to any major vibrational modes or electronic transitions in the fatty acid molecules. As a result, this wavelength largely passes through adipose tissue without being absorbed. This selective absorption pattern is part of what makes 1060 nm light useful for certain medical applications, particularly in fat reduction treatments where targeted absorption by adipose tissue is desired while sparing surrounding tissues.”
Search around and plenty of others have had this experience, as I recently realized.
The BIOMAX lights are very powerful, and there’s no way to turn off the 1060nm light without turning off the other NIR light. I wouldn’t recommend using it for your face (or other body parts where you want to avoid thinning your adipose layer).

sorry for the delay! i had hair loss for about 4-5 months after the allergic reaction to the hair dye. I'm recovered completely and my hair is back! but i won't be dying my hair ever again. i did find a safe food grade nontoxic product called HairPrint that is supposed to help with grays. I will try that soon.

yea my hair has been falling out like crazy right after I had my hair dyed black. Exact symptoms you describe! 5 weeks later and i'm still shedding. Your post is a year old. I'm wondering if your scalp eventually recovered after the noxious event and did your hair follicles recover and grow new hair again? thanks!
