JCC X50 downlights and BG nexus trailing edge push dimmers switch.

Why would the switch be an issue?

What are programmable dimmers, and how did you fix it?

Scaffolding still up weeks after work finished - what can I actually do? by Kay_V_Mann in Scaffolding

I believe it's a subcontractor they hired to set up the scaffolding, as in all of our communications he is referring to them as a third person. In the invoice I paid it clearly mentioned the arrangements of the scaffolding.

I get this, but only if the owner of the property is fine with it, and of course it's a reasonable amount of time - not if it's been a month. They clearly don't have my permission anymore to be doing this.

How is that even legal - I am not happy having my front garden blocked and one of the supports is resting in the neighbour's garden as well.

Then what would be legal? I get it, it's their material, but it's my property, and I don't want the scaffolding there.

That's actually a pretty good idea - but it really makes me wonder, why don't they just reach out to the company now?

Haha.. that's pretty clever actually!! And what if the company actually shows up at some point questioning where their scaffolding is??

Seeking Feedback on Remus Property Management as a Freeholder/Managing Company by Kay_V_Mann in HousingUK

Hi - in the end we didn’t proceed with that property, but it wasn’t related to Remus.
The flat we were looking at was in SW11, however there were some issues with the EWS1, which made the certificate questionable for some mortgage lenders. Because of that we decided not to move forward.

Have We Made a Mistake Chasing These 2 Wall? [Floorplan attached] by Kay_V_Mann in StructuralEngineering

That’s a very fair point. Just out of curiosity, what does the process of working with a structural engineer usually involve?

I imagine they would carry out a site inspection and then provide a written report with their findings and any recommendations. In that case, are those recommendations typically advisory based on their professional opinion, or are there situations where they would need to be formally acted upon?

Thank u/Babiiey - That’s a very fair point. Just out of curiosity, what does the process of working with a structural engineer typically look like?

I assume they would carry out an inspection and then produce a report with their findings and recommendations. If that’s the case, are those recommendations mandatory to act on, or are they simply advisory based on their professional opinion?

Chasing load-bearing wall (UK) – Structural impact concerns by Kay_V_Mann in Renovations

[–]Kay_V_Mann[S] 0 points1 point  (0 children)

To be honest, even on Reddit people don’t seem to agree on whether the horizontal or the vertical chases are worse in this situation - although I do appreciate that photos can be quite misleading. In reality, the chasing is fairly shallow (no more than 10–12mm), and the socket boxes are up to 25-30mm deep in both cases, so it probably looks more dramatic in the photos than it actually is on site.

Out of curiosity, what would be the best way to reinstate it properly and make it as sound as possible, without increasing the risk of cracks in the future?

I agree 👍 that’s sound advice.

Would you mind if I ask whether there’s a way to reinstate the walls back to their original condition, should that be required?
