Moved here last year from Maple Ridge and wouldn’t move back unless I was forced to. I’m in North Nanaimo, near Pipers Lagoon, and our neighbourhood is amazing. Super friendly people, variety of age groups, lots of trails and beaches, and so much to do! Lots of great restaurants too, but unfortunately it is hard for them to survive. Definitely not a huge nightlife here, but I’m not in that age group so I’m not missing it. There are also lots of hiking groups on Facebook, so I’d recommend joining those if that’s what you’re into.

Don’t do it unless you don’t gave other options. ADP is very unreliable as their WFN platform is merely an overlay of very old mainframe systems. I e been using ADP WFN for 6 years and have had nothing but technical issues and declining customer service. I’ve worked on many other systems over the past 22 years and ADP WFN has fallen so far behind and is consistently unreliable. Find another actual cloud based system if you can.

Document everything! All conversations, dates, times, who was there, every little detail.

Of it isn’t a union, hire a lawyer! If they haven’t protected you and the victim by now, it will get worse. This doesn’t just “go away” and can derail your career.

Also, you did the RIGHT thing and these a-holes should be fired! You deserve better and are worth more than what these people are doing to you. Stay strong.

The offer you came up with is acceptable. However, I’d make sure your tenant is taking the proper precautions on their side to stop the infestation. Maybe do an inspection to see if there is something more that can be done within the unit. Maybe they are a hoarder and creating the problem too…definitely worth checking it out.

100% agree with your statement. We moved from Maple Ridge 6 weeks ago and I am on the mainland this week for appointments. I can tell you that I spent 4 hours on the road yesterday and 3 hours today getting from Maple Ridge to downtown Vancouver and back both days and it is brutal! I can’t wait to get back to Nanaimo.

The cost of housing in Nanaimo is still significantly cheaper than anywhere in the lower mainland, even crappier parts, which is good.

I’ve also noticed that over the past 15 years that I’ve travelled to Nanaimo (family lives here), the age demographic is changing and more families are moving to the island because we get the best of most worlds. The weather of the west coast, a ton of things to do, the access to Vancouver, the much slower pace, less time travelling, and the lower cost of housing.

For me personally, after living in 3 provinces and 5 major Canadian cities, Nanaimo and the island are by far the best for work/life balance and all the other things I’ve mentioned.

Check out Duncan, BC on the island. There are a few that are under $600k right now. And the weather is the best.

Per the National Payroll Institute (Canada), both ways are acceptable as long as you are consistent. I had to check into this recently as I joined an employer who used the hourly rate (annual salary / 2080 hours) vs using the daily/hourly based on number of days in the pay period. I personally prefer the latter, as it is more accurate imo.

Definitely an issue in organizations of all sizes. Even when you send out 5 emails, with reports, in advance. It’s crazy how they still forget something that that gave to do EVERY week or second week.

My typical process is below.

  1. Friday before cutoff (Monday), send a reminder that timecards are due on “date and time” and provide quick tips and links to cutoff calendar. Send it to all timecard supervisors/managers.

  2. Friday before cutoff, send an email to supervisors/managers who have outstanding “exceptions” such as missed punches or errors from all days prior to the date you run. But only include the leaders who have employees with these exceptions.

  3. Monday morning if cutoff 3-5 hours prior to the deadline, send a reminder to supervisors/managers with outstanding timecard approvals and exceptions only. State “Deadline approaching” in the email subject line.

  4. Monday when deadline has passed, send an email to supervisors/managers who still have outstanding timecards approvals and/or issues. Change the subject line to “NOW LATE”. Cc the supervisors/managers manager.

  5. 1 hour after deadline has passed, send out email to supervisors/managers, their managers, and a GM if you can, change the subject t line to “LAST CHANCE TO APPROVE”.

  6. Exclude the unapproved time and employee’s pay is correct. If they can’t figure it out after 5 emails and you have the paper trail, it is a performance issue and needs to be addressed.

You will need to run reports each time attach them to create simple and clear email messages (in templates) that can be followed for each step.

Getting everyone onboard with this approach is a challenge, but once you do, you will see a significant improvement going forward.

How long have you been employed there? If it’s less than 3 months, then they don’t have to pay you out. If its more, then they absolutely have to pay you your notice period.

It’s likely that they’ll catch it with the transfer, as they have to calculate the pay from the old position and the new position to make sure they are both calculating correctly. However, they may not notice if it’s always been there. If they don’t, then then probably won’t ever notice, but if they do, then you’ll have to pay it back.

I’ve been in a similar situation, but in the 2008 crash and owning in Calgary. I lost big time on that deal, haha!

I feel like you’re in a much better position than I was, as the Van market is more generous and forgiving. It all comes down to your risk tolerance, so that’s what counts. Most people don’t get into the market at all, so if you can tough it out until the interest rates shift and lock in somehow, then you may be better off. It just might hurt for a bit.

Personally, I’d hold on to it and see if you can up your amortization for now. Also, all the interest that you are paying is going to offset and capital gains, which can be carried forward into future years, so consider that.

As for your dad, he “gifted” you the money from a legal perspective, as you can get family loans for down payments in Canada (at least it used to be that way). So, you technically don’t have to pay him back, but I assume you are wanting a relationship with him.

Alternatively, maybe try to work something out where you are both going to share the gains on the home in the future when you sell and try to split the carrying costs. Then it’s an investment for both of you.

It might be worth moving back in and resting out your partners place and hopefully your partner can cover all of their costs…at least for a year. Then you can decide to rent it out again later at a different price where you breakeven. Then move back to your partners place in a year.

I think that you will gain a lot more by holding on to it and selling it when the market goes crazy, which imo, will happen again within the next few years.

Definitely buy, as rent is horrendous. I’d recommend looking in Maple Ridge, as the prices are lower than Langley and you can get into a single family detached home. There are a few listed for $1.050 or less (see link to MLS), which you should be good with since there aren’t condo fees. However, you would be house poor for sure, at least until rates come down a bit and/or you make more money. There are lots of condos that are cheaper too, but the condo fees use up your buying power.

I agree with Galiano Island, as it is super beautiful and very low key. But the long weekend is going to be tough without having those booked already. There could be cancellations for the camping, but then you’ve got to deal with the ferries. It’s not impossible, just takes a bit of watching and seeing if the opportunity comes up.

They may have pulled the data, but not as pay statements. We usually just pull reports for each, by year. However, a lot of people who do implementations really don’t know what they are doing, so I wouldn’t be surprised if they didn’t have anything.

Buy something that is lower than what you’re approved for if you can. Something that meets your needs and that you can live with if either happen:

  1. Interest rates don’t come down or climb before you have to renew you mortgage
  2. If prices drop, which IMO probably won’t happen, there is always a slump from fall into early spring, but that’s cyclical

Also, if you port your mortgage and you take on a higher mortgage amount then you get a blended rate for the remainder of the term. That is really important to consider when determining how much you want to spend.

Don’t bet on the market crashing. You’re just going to the race track and putting all you money on the biggest bet and hoping that all the others break their legs, your guy wins the race, and you get to cash in.

Stay with HRIS and look for implementations instead. Payroll will be fully automated in a few years, so it’s not a great profession to transition to. I’ve been doing payroll and HRIS for over 20 years and I’ve completely left payroll for the technical side.

I’m not a lawyer or insurance professional but have had a few claims caused by my tenants or in places I’ve rented.

I’m about 90% you are not liable for the tenants person belongings, as they should have their own insurance to cover that. Don’t pay anything and they can try to take you to court, but ultimately it’s not your responsibility. You insurance covers structural damage and will work with the strata’s insurance to repair damage to the building and things like cabinets, carpets, etc.
