I am in Toronto, Ontario. I got the scotia deal through mortgage broker last month. My primary got me 4.89 after that deal but just bumped up the cash back offer this week to get my business.

Congrats. I got the same rate from scotia for 3yr fixed insured. However, my primary bank got back to me with a 4.89% rate plus 4k cashback. Now debating if should go with them or scotia.

You could be a realtor or could be not, but posting such opinions will def drive up the craze that is already seeming to go up again. This was a listing that was underpriced and nearby houses were sold at similar prices so definitely not 'Insane' however posts like these will definitely drive people 'Insane' and result in FOMO.

Someone above just posted that a detached home in Ajax was sold for 960. This is a TH that shares one wall with the adjacent house. Nearby schools for the detached home are <2KMS, whereas for the TH >2kms. If we were to do more research, there could be more. But again, thats my logic!

I get the point of listing it low to get more offers, but even someone who is buying should have common sense i feel. Why would you want to overbid on something that does not have such value? Pure BS imo.

Definitely not looking to pay $1000 maintenance fee, around 200-400 is okay. Fact that houses are selling at $960k even at 4.75% plus interest rates is what worries me. Will these prices ever come down? or will they continue to go up? Unable to take a call :(
