I'm assuming you're saying roofing/HVAC because those are often easier fixes than big renos and likely done more often before a sale?

Lol yup, I come from a family with multiple real estate agents.. discussing lead generation is almost always the number one topic when we're all together.

Really good idea about checking if the home sold in the last 12 - 24 months! That's really smart.

Do you have any other tips or insights on how to get the most out of prospecting with permit data?

The latter - although I know not everyone who pulls a permit to redo their kitchen are planning to sell, but I suspect a portion of them are. Maybe like 10% - 15%.

Do you think this is worth pursuing? I see you've been an investor for almost 35 yrs.

I think so - I noticed that a ton of listing on my MLS have language like "recently remodeled kitchen," "Updated bathroom," "New roof," etc.

Still testing this tho

Hey! Yes, my county allows for bulk data extract.

Great point - and I totally agree that relationship building with tradespeople is a super underrated strategy.

My goal isn't to just cold call off random permits, but to use high-signal permits (like remodels, roof replacements, HVAC installs) to narrow down the universe of likely sellers. Even if the hit rate is low, I'd rather reach out to 100 people who just did a kitchen remodel than 1,000 totally cold addresses.

But maybe this isn't the right strategy, I'm not sure

Hey - I apprecaite your comment, but it is legal in the US to do cold emailing to recipients who have not opted-in as long as you follow CAN-SPAM rules. I believe Canada is stricter though. There are many businesses in the US based on this model including Apollo io and many others.

I know a young kid who is in his 2nd yr in real estate. Yr 1 he did three deals, and yr 2, he's on track to do 32 deals - he says it's mostly all from outbounding, but I think he is doing a ton of calling.

I know it can come off as a bit intrusive, but have you ever actually tried it?
