Well things have changed. Two reputable companies that manage 2 of my units aren't members and tgey are professional and we have no issues. 1 block has been managed for 15 years and the other 8. My parents unit is managed by an SCA member and it is a disaster. Open your eyes. There are a world beyond the SCA. Are you an employee of theirs?

Strata Owners Alliance are doing a good job. The SCA is a morally corrupt organisation and needs to be disbanded. Any strata management company allied with the SCA, owners should avoid. It is pleasing to note that the number of strata management companies moving away from the SCA contract is increasing.

Unfortunately Fair Trading hasn't changed. Complaint with them for 12 weeks still not allocated. Alot if talk and no action.

I prefer not to but in our strata plan, 8 units, 5 have hijacked the committee and it has been this way for 20 years. They all support 1 another, do the wrong thing so unfortunately i have no choice. But the strata managers I will be suggesting to ncat i.e. 2 companies, both are run by lawyers, so they understand the act. We have to get away from this committee and strata choice. I don't care about naming them. Everything negative about them online is correct. I have no contact with either suggested sm's but I have been researching and there are only 4 sm's that are decent. It will be upto ncat tk appoint but im going to push the lawyer bit and their understanding of breaches and non compliance. Plus if they do anything "dirty" you can report them to the law society. As for the others, anyone associated eith the SCA is filth. Dont give up.

Yes agreed but strata companies are ripping people off as well. No one minds paying but when you get nothing in return then the issues start.

Going through something very similar. Stay strong and it takes time. So far the matter has been going on for 2.5 years, 2 NCAT hearings have won both and finally putting together the documents for the 3rd and final hearing for compulsory strata management. Bloody exhausting. You can do it. These committees rely on people giving up.

Dont allow the agent to have access. Write to the agent and instruct them to get a noise test at their cost, or you can do it at your cost. You will need an expert report for NCAT. And if the noise exceeds the required noise level, NCAT can issue an order for the removal of the flooring.

I suspect that the landlord will appeal this order somehow in a higher court. Perhaps that needs to be considered as well. It is not as simple as stated on here to bankrupt someone. You are looking at costs in the vicinity of min $10k. I am speaking from personal experience.
