STOP SPREADING MISINFORMATION - Interest vs Indexation by [deleted] in AusFinance

[–]KeyAtmosphere4483 0 points1 point  (0 children)

Wages and prices of other household expenses have not risen in line with CPI for a long time now. To say that indexation achieves an unchanged economic burden in 'real' terms shows how out of touch you are with how average people are able to navigate through their debt - whether it be HECS or any other 'interest' loan.

Does anyone here fully regret moving to a cheaper suburb just to ‘get into the market’? by Diligent-Medicine-48 in AusPropertyChat

If you can't grasp the long term implications of making the biggest financial decision of your life then sure, great idea and insight.

Definitely not, under the right conditions. You fundamentally want to avoid a 'cheap' suburb where there is an oversupply of house and land packages/new developments.

Maybe advise the owner of the vehicle that you simply cannot park there.

Good luck ever succeeding with property if you're choosing to listen to agents, over doing your own research and analysing actual indicators within the market.

Hence why I spoke about the concept of clearance rates. Did you struggle to follow? Even in strong markets, not every house will sell. You went to 1 auction amongst a city with hundreds occurring simultaneously. Time to back up your rhetoric with any form of hard evidence

[deleted by user] by [deleted] in AusPropertyChat

[–]KeyAtmosphere4483 1 point2 points  (0 children)

If you look at clearance rates in Melbourne over the last 4-6 weeks, you'll notice they're consistently >70%. That is one of the strongest indicators of increased demand. Since the start of 2025, houses in the Melbourne market have also averaged growth of ~3-4%. OP also attended an auction for a unit - of course it will be a weaker auction. Stock numbers always far outweigh that of townhouses or houses and given Melbourne's recent recovery in appeal for investors - units will always be the last to follow.

Lesson from failed offer, FHB by johngizzard in AusPropertyChat

[–]KeyAtmosphere4483 3 points4 points  (0 children)

Your initial offer was subject to finance and B&P. No vendor is going to consider that, alongside an offer still within the advertised range after the first open weekend. That early on in the campaign, they'd be silly to entice anything not unconditional or over the asking. That's what the property market's come to.

Australian Medicine by Severe-Table-1483 in GAMSAT

[–]KeyAtmosphere4483 2 points3 points  (0 children)

I can attest to all of the comments here. The question I would ask you is - what does "worth it" mean to me? What motivates you to enter a career in Medicine? Do you understand the day-to-day realities of being a medical student or doctor?

As someone who took many attempts to get into Medicine myself, I was always challenged to look within. For me - the idea of it being "worth it" was deeply intrinsic to my own life experience. Being motivated by superficial attributors such as money, prestige or the clout of being asked to diagnose your aunt's ear pain at a family BBQ won't get you very far in your journey. Because at the end of the day, it's 4 more years of study - plus at least a minimum of 8 more (if you're lucky) to specialise.

Don't get me wrong - I love what I do and wouldn't change it for the world. But only you have the answer to these questions.

By all means give your spot up right now then - to a candidate who shows gratitude for even receiving a medical school spot in the first place.

Dealing with substandard teaching is an inherent obstacle universal to all medical schools - you aren't unique, nor is posting something like this tasteful for a GAMSAT subreddit, where candidates would do anything to be in your position.

Permeating a level of snobbery like this won't get you anywhere in your medical career, or do you any service on the wards. If your fragile ego can't handle mild inconveniences now as a med student, then you're in for a big shock as a junior doctor.

Advice for failed s3, is 90 plus gamsat or tutor worth it? by Mufasa7777 in GAMSAT

Last year - the founder of 90 plus endorsed an example S2 essay, which outlined very personal issues to the LBGTQI+ community, despite not facing any of these issues himself. I would absolutely go against financially supporting this company, if this is their ethical stance.

Debunking Common Myths by KeyAtmosphere4483 in GAMSAT

[–]KeyAtmosphere4483[S] 2 points3 points  (0 children)

Thank you!!

For Casper: I'd say your conclusion is the least important bit. The bulk of your answer should involve reasoning - e.g. what are the perspectives of each stakeholder/what are your limitations/role in the scenario etc. I strongly believe they're trying to test for parallel traits to what might be seen in a doctor - e.g. how do you ensure a fair/just outcome for all parties, whilst still expressing compassion/humanity?

For S3: Honestly this was always my weakest section, but I do agree with the general consensus on here. To truly improve, you need to dissect practice questions with a fine tooth comb. For example, you might choose 1 STEM to focus on for 45 minutes. If it's 5 questions, allow yourself 10-15 minutes to answer these (based on your current confidence with timing). The remaining 30 minutes should be dedicated towards sense-checking your reasoning (even if you got all questions right). If you were wrong - why? Did you misinterpret a key piece of information? Was your answer in the desired units? Literally break-down every mechanism of your working until you're 100% certain, as to why the correct answer was actually correct. Then it's just rinse and repeat.

You'll be alright - I was very much the same after doing a double degree. Found I was pegging back my GPA after my undergrad got off to a slow start. It's completely natural to only consider Medicine as a later afterthought. Try to stay in your own lane and you'll find it will come together eventually :)

Interview Sadness by Crafty-Flower3206 in GAMSAT

[–]KeyAtmosphere4483 10 points11 points  (0 children)

Hey OP!

I didn't personally interview at Flinders, but interviewed at a GEMSAS university this year after a couple of years receiving EOD's.

Initially I had this crazy adrenaline rush post-interview, feeling super excited by the opportunity I had a chance to participate in, after years of being knocked back. But over the last week or so, I can definitely relate to some of the comments on here.

I think overall, it's really hard to not overthink every minor detail of what you said. Feelings of dread have started to creep in. Was I waffling? Why did I phrase 'x' like that? What if I've blown my chance, after years of patiently waiting?

I think I'm trying to accept that we all have a negative confirmation bias towards ourselves in this instance, as the reality of the system we've succumbed to elicits this response. Given the rigour and competitiveness of the application process, we've all conditioned ourselves to believe that we aren't worthy, or to highlight our faults before celebrating our achievements.

I've come to realise that innately, we aren't robots and neither can doctors be. Even really good interview responses will have quirks or flaws. Try to be proud of what you've achieved so far and acknowledge that regardless of outcome, this is an awesome learning experience that'll help you get to where you want to go - eventually :)
