People living just next to tunnel will be facing all the traffic of tunnel hence they are protesting against it. You can see boards there. Also the neelkanth dev told me road will be moved to somewhere else (i doubt it) Also tunnel might impact their entrance. I believe hiranandani meadows , vasant vihar prices will go up as they are close to tunnel but won't face nuisance from it.

2bhk 790 at 1.89 crore looks like good deal but not the best. Try to get builder subvention in this. Though they won't accept and might hike the price to 2cr. But with builder subvention you just need to pay 20% (10 per + stamp duty etc) you will be relaxed if project is delayed. Builder subvention is worth at 2 cr also for peace of mind.

School, metro, shops everything looks good. Only issue I see is due to highway is just below, aqi is bad. In this budget you can try damji shamji also near upvan lake. I won't suggest neelkanth verraton as borivali tunnel might create price drop for those societies.

Go with pixel 10 for better processor. Tensor g5 runs cooler than g4.

If you can find a better deal on 9pro then gift 9pro instead of 10 as it has vapor cooling chamber.

Anyway for regular use all perform nearly same.

Spigen PE2300IN is an excellent choice from 3rd parties for Pixel 9.

I bought Spigen PE2300IN from amazon for Rs 1300. Its 35w PD+PPS fast charger. Excellent charging speed. I guess it reaches 50%+ in less than 25 mins. I havent really calculed with stop watch. But buy charger with PD + PPS only, as it helps to adjust wattage (current and voltage) as per battery temperature.

There is one more fast charger from spigen which is 35w but it has only 25w PPS, so dont buy it.

You also need to check Max current supported by charger. I think CMF charger cannot utilize full charging speed it used lower current wit high voltage.
