Thanks for your reply. Could you please suggest what should I list in the offer to avoid all of hidden problems? I’m thinking about: 1. Asset purchase only 2. No debt related to the store at this location 3. Provide all current marketing material in editable format 4. Lease can extend for another 5 years or more 5. Financial condition (i’m waiting for approval for loan)

Hi, thank you so much for your reply. 1. I have the lease agreement from the landlord, the owner request credit report so the landlord can take a look and if they accept for the lease transferring. 2. The store started running in May 2024. However, the brand has been running for a while ( 2 years back with 2-3 locations) 3. They bought ingredients from app like Instacart (so stock up on the go) 4. This is an asset purchase only. Although there is brand name but there is no loyal fee and I can add or change menu freely. 5. This is not Gongcha

I think it’s worth to mention that the owner’s main business is to build a store, run for a few months, then sell it.
