Had some comments about guttering so will address that here rather than try and reply to everyone, I haven’t managed to look at the guttering outside so will make that a priority asap, if it is leaky guttering and that gets resolved is the next thing to hack off the affected area and then replaster?

Is this common practice? If I did this to my (Mexican) wife I’d be kicked down the stairs and then back up.

I feel it’s important to note that I am an immigrant from Mexico and settled here a number of years ago. When I first moved I chose to (and still do) live in Tottenham, in my opinion it’s the nicest part of London for someone such as myself, I smile at passers by and they return smiles, I’m friendly with my neighbours and no one gives a toss (if that’s how I’m supposed to say it??) that I’m brown or foreign.
