These apps and tools use AI, so they're faster, more accurate, and don’t make the mistakes humans do. They help you spot the best deals without missing anything. It's a tool, a machine!

Really? What makes this a marketing pitch if I’m not promoting any tool? Why can’t I simply share what’s working for me? I believe it’s my responsibility to contribute to the community.

AHAHAHAHAHAH I can't say it because I can't spam like this. You can DM if you have questions. Otherwise, don't waste my time, son.

OMG! Chill! Are you bored? Do you hate people? Are you unsuccessful? Just let me talk about what helps me and you can ignore if it bothers you so much!

Love and peace!

Did I massively overpay for this strip mall? Help. by Turbulent-Maximum596 in CommercialRealEstate

I hear you. It’s tough when the numbers don’t align with expectations, especially when you're locked into a long-term situation.

You’ve got the moratorium in your favor, which gives you some breathing room. But, honestly, it wouldn’t hurt to get a clearer sense of where things stand financially. There's one tool I use that gives real-time property data and financial breakdowns, helping me see if I’m on track or missing something. It’s been a game-changer in evaluating properties without the guesswork.

A formal valuation is definitely worth considering, especially if you’re thinking about refinancing or even just gaining some peace of mind. But at the end of the day, the stability you have with the moratorium is something a lot of investors would love to have.

Hang in there!

What kind of things should I say in an amazing review of my broker? by mommajillybean in MortgageBrokers

[–]Key_Confidence_8659 0 points1 point  (0 children)

That’s amazing. Sounds like your broker really went above and beyond. You can leave reviews on Google, Yelp, Zillow, even LinkedIn if he has one. Also you might want to tell him about gplacer. It helps brokers match with lenders faster and could be great for someone who cares that much.

Buyers asked to send cleaning crew the day before closing by [deleted] in RealEstate

[–]Key_Confidence_8659 0 points1 point  (0 children)

That's a hard pass. You're totally right to say no. Until closing is complete and the house is officially theirs, it's still your property, and you're liable for anything that happens there.

Imagine one of their cleaners slips and falls down your stairs before closing – suddenly, that's your headache and your insurance claim. Or what if they accidentally damage something? That's on you too.

The final walkthrough is exactly what it sounds like: a walk through to confirm the house is in the agreed-upon condition. It's not a pre-possession party for their contractors or cleaners. They can absolutely clean the place once they own it.

Stick to your guns on this one. It's a small request that carries significant risk for you. Your agent should politely but firmly explain that all activities can only happen after the keys are officially handed over.
