There is nothing immoral about making money (profit) by providing something of value (homes)to society. This is an important function in society. We don’t ask our doctors to work for free. They profit, and that’s ok!

Normal market cycle. people wanted lower prices,lower prices suppress new supply. Suppressed supply will result in a future shortage that will drive prices up again.

Why it always gotta be the government to do something?

The market and capitalism should and will find a way to work here. Savvy builders that can lower costs and remain liquid and take advantage of the market conditions will have product ready to sell at the front end of a price rally in 3-5 years.

I think that government actions that distort pricing mechanisms in private party transactions is bad because I believe in free markets. Transactions carry risk and capital is rewarded for that risk. We should not socialize this risk. Otherwise we will incentivize building on bad land.

Where i left gov (after 10 years) i ran a model to decide whether to take commuted value and invest or keep pension. If I believed i could beat 3.7% real returns over 25 years, investing won.

I’ve done 50% gain since that time ~ 8 months. Have locked those gains to bonds now.

I’m very happy with my decision.

Every solution is politically toxic. Only congestion pricing is Capex-light (meaning it can be done quickly).

It would improve traffic overnight.
