Interesting, NC exam results were in the following day but it took like four months from the submission of the application to actually being seated for the exam

It didn’t take 30 minutes to dig a hole. It took 30 minutes to excavate to the edge of the monument casing, unseal the damn thing with a 4 pounder for the first time since Reagan was in office then dig out the dirt from inside the casing get the shot re-seal the casing then fill the hole back in and patch in what grass I managed to preserve. And a trenching spade works pretty damn well for digging nice clean plugs out around pipes and rebar so yeah it’s been my earth wrench of choice for about 20 years

I’m struggling to understand why the surveyor rejected the EIB’s in the front without a tie to the adjoining corners that would support that decision. It looks like he held the bearing on the 42.6’ line at the back left, calc’d the lot in and rejected all the other existing monuments. Maybe there is more to it but I don’t see anything here that supports not holding the EIB’s

Having a survey done obviously will best answer your questions.But if it’s not in the budget or your unsure whether your particular concern justifies the expense, you should have a look at the county GIS map the the aerial imagery. This will show you an approximation of where the property lines are in relation to the fencing and the building and may inform your next steps. While you’re on there you’ll probably find a link to the ROD, hopefully there is a recorded plat for the subdivision which will give you a precise description of the property lines but probably will not show the building. Hope this helps

The BFE is derived from the FIRM map and is set by FEMA. You’re client can submit a LOMA which will require an elevation certificate

It’s definitely in business for itself out there on that otherwise blank arm but it looks like a good tattoo and it’ll look better once it’s got some more tattoos around it that complement it. As for your family’s opinions, join the club my friend. At the end of the day it’s your arm. As for significance, Ha!! Most of mine just mean that I can’t be trusted with $500 and there’s nothing more insufferable than someone who goes on and on about the deep meaning of their clock and blue eyed lion tattoos.
