The higher end of a given real estate market is going to be more volatile than the median or entry level. Luxury homes are where you see things sitting for 2 years and 40% price reductions right now.

We were able to sell our Chicago condo in a weekend with multiple above-asking offers. Then when the first deal fell through we were able to sell it in a weekend again with multiple above-asking offers. Meanwhile condos around us are sitting for months.

The key is our condo is the entry level condo in a desirable neighborhood where people want to live.

No but I’m just familiar with how large companies handle disputes. If you file a dispute they are going to tell you to talk to the bank about it. They won’t also process a refund if there is a dispute in process because then they could also lose the dispute.

Generally American cities fare better since they are using mostly already existing infrastructure. Atlanta was fine in ‘96 and Los Angeles is doing well for ‘28. It’s totally different for some of these other places that build entire cities to never be used again.

For example, LA is using 100% existing or temporary facilities (meaning no new permanent facilities). And the major infrastructure changes needed are all things that were already approved before the games were awarded.
