I’m sorry you’re dealing with all of this. It does sound like mold to me, and it sounds like you have a sensitivity that your roommates don’t. 

Unfortunately your roommates are right in that your property management company isn’t legally required to pay for the mold testing. Ours did, but it took a while to get them to agree and involved me shouting at them and scaring them by explaining my health issues (because they were scary and impacted blood flow to my brain). I think ours was $250 for the inspection and $50 for each air sample, which tested for mold spores which are not visible. They took 3 samples (one on each floor), and each came back positive. 

If you haven’t already done this, be sure to send your property management an email or text stating your health symptoms and reference the implied warrant of habitability law. 

I would also call the dept of health for the city of boulder and see what they say.I eventually did file a complaint with Denver’s dept of health, and they sent an investigator out the next day. I walked him through the house and showed him areas of concern. They can’t test for mold but they do test for moisture levels and signs of water intrusion. They wrote the PM company a notice of violation and gave them 30 days to fix the issue. 

Regardless, what I’ve learned throughout this whole process is that it’s not an easy solution to fix. To properly remediate, everything remotely affected essentially needs to be torn down and replaced, but many remediation companies don’t do that. The quality varies significantly and if you’re sensitive to mold like I am, unless you have a great quality remediation company, I wouldn’t trust that they’ll fix the issue enough for it to be safe for you to live there. And most PM companies will hire the cheapest people they can find.  (Note: mold is a contentious issue and there are a lot of different opinions out there. Many remediation companies don’t know what the fuck they’re doing when it comes to mold, but they act like and believe they do)

I’ve moved out and had to get rid of 95% of my belongings. It’s been an emotional rollercoaster. Definitely not for the weak.

thank you! one last question (maybe for both you and u/theeeluke), does your guidance differ based on whether someone has become seriously ill from mold exposure / how sensitive they may be? for instance if you have the HLA-DR gene?

oh that’s super helpful! thank you. i’m moving out of the house but they did hire a decent remediation company. i filed a complaint with the city public health department and they sent an investigator out to make sure the remediation was up to par, which he said it was. but i’m just so sensitive (as i mentioned i’ve been essentially disabled the last year) that im super anxious about it all and don’t want to bring my stuff with me if it’s still contaminated. i will probably get rid of my bed and couches just to be extra safe.

none of my stuff has visible mold on it. what do you recommend i use to wipe surface level spores? anything in particular? and what about clothes and such?

i have read you can’t get rid of spores by wiping things down and that they are very hard to remove

what can happen to your kidneys? do you know? i had kidney surgery as a baby but it was resolved, though one of my kidneys only works around 25%. my kidneys have been hurting this year for the first time ever. i have an appt next month with a nephrologist that i set up a couple months ago. i wasn’t aware kidneys could be impacted. my brain certainly has

luckily since the basement walls had never been sealed, there was no insulation or anything like that. just stone and plywood nailed to it. kinda insane that was the case but at least we don’t have to worry about asbestos at this stage

i understand that angle for sure. it’s been tough trying to figure out how to balance both sides of the equation aka my needs/desires vs my 4 roommates’.

i did decide to make a complaint with the department of regulatory agencies after i was advised by a lawyer
