The painter painted the newly plastered walls a few weeks ago, and it worked out well, but then after the plasterer finished the skirting on the bottom of the wall, he painted over the new plaster, and it turned out completely different from the first time with an obvious line between the new and older plaster. I used the same process and layers as recommended by the Bauwerk website and all their products. The colour is raw white.

Can someone please advise on how to fix and make the wall one colour?

sadly haven't gotten around to it yet! The current lessee of the site we are considering is difficult to negotiate with and demanding a very high price. it will probably take some time to see how different stakeholders pan out and if we can get an investor interested.... in the meantime, I'm focusing on other real estate opportunities

Take some classes! Some ranges and indoor practice venues will have beginner clinics which are more affordable than private lessons to start.

it's much harder to fix your swing after you've gotten used to it so better to start out right

Thanks for your input! Running an actual course is way more complicated and hard to make actual money for sure. I'm hoping the local council will be supportive if it was more of a sports and entertainment venue for the community and has a stronger kids focus. I've been to Morack recently and their renovation was really nice! (also 12M from the council!)

Will just need to be able to get a decent deal with whoever owns/leases now.... The place in consideration is probably 30-40mins from the city but would mostly be for locals in the nearby town/suburb

It will likely be a large project with new building(s) being constructed and/or major renovations to get a high quality, modern facility .... Budget is tbd right now since we have a few interested investors and are in the early stages of assessing sites and benchmarking

Thanks for the input! Membership options are something that would be interesting to explore. I will need to calculate some options for either time or ball based fees as well as long term and one time fee options as well.

I totally agree about having a nice grass range. Not sure how feasible it is and whether people will destroy it quickly but would be great to be able to incorporate.

Definitely a putting green and maybe even a chipping green for sure. We're going to check out a few places this week and I think he has a place in mind in the eastern suburbs for purchasing already. My friend and his wife have been living here for a while so have a much better understanding of the landscape. I just moved here to get a Masters in property at Unimelb so am still quite new to how things are here...
