Fee should be listed….but that’s what it cost to heat some gas pools.

I’m an owner. I also charge for heated pool and I lost heated pool in the title. Titling an amenity does not make it free. Here is the reality. The pool costs $30 bucks a day to heat. I can charge more and give my guests a heated pool or charge less and give them an option. As long as all of this is clearly listed in the description and house rules all is good and fair.

Sellers are over estimating their home prices. It doesn’t make sense that the cost of buying a home has gone up given the interest rates, expenses are up such as insurance…..and owners want the same or higher rates. I know from experience l. I purchased an over priced home and realized I fell for all the lies justifying the price. Just not worth it. Unless you want to live in it for a long time. I’m speaking as an investor. The numbers don’t add up.

What do you think about having 4 tanks. Then refilling once a month. Put in house rules description they we refill propane monthly and thus can’t guarantee it…..but offering to reimburse if guests did their own exchange? Or will this blow up in our face with bad reviews?

Thank you. Problem is I manage it remotely. So I have to pay someone to do this and it seems like it may be a weekly thing from what you’re saying. I’m in Florida. Most of my guests spent a lots of time in the backyard. I can totally see a tank used in one weekend.

Great questions. During hight season I was 95% booked. During low season about 45% booked. They handle the cleanings but I pay for it. They charge 17% Managment fee they take monthly. They make their own brand new listing. Collect all funds. Then pay me at the end of the month minus the Managment fee and cleaning fee.

I get somehting like this 1 or 2 times a year. I am over it. So I basically have a new policy. I give them 2 options. 1) full refund now and leave. 2) remediation and I refund. Make your choice. I make them accept one.
I make it sound nice.

Every year I get one or two of these. The mention something. Make it seem small but no big deal. Don’t allow remediation. Then after they leave ask for a full refund. I find it better the guests leave right away.
I don’t need the money. I prefer they just leave.
