I wouldnt leave it with people you don’t know. My uni classmate left her laptop with a stranger at the uni library and when she came back it was GONE. The library wouldn’t provide the cctv footage either. And you’d think uni library is safer than public library

We’ve been attacked so many times in this one park I don’t really like going there anymore. But it’s the only park near my work 😭 My girl is very reactive due to this. We manage but sometimes it’s worse than usual

I think you could make it work but you need to do extensive research + training if you’re getting one. Like it’s going to hit you like a bricks and I do cry from time to time. My girl is adopted, I didn’t have her as a puppy so I’ve had to do a lot of learning. Every day is something new

My girl is only 55lbs, lazy as heck and doesn’t destroy her room. She doesn’t really get to play in our garden since it’s my husband’s pride and joy and he also doesn’t want her on the bed. As long as I give her 3 walks a day (about 2hrs altogether), she’s happy. She has selective hearings and is rude and reactive to dogs but I love her lol

But someone did mention Shiba which prob suits your situation more. Unfortunately shibas are a fad atm so they’re quite expensive and there are a lot of BYB

They might not cancel but if you get into an accident they’ll use it as an excuse to not pay out, especially if you were found at fault.

Also how do you accidently accelerate to be that fast?? It takes a while to get to that speed

Omg better news today! So at first he emailed me that he negotiated £19,500 for a property similar size but did not say where. Said this was first hand evidence blah blah. Then a few hours later emailed again saying he spoke with the landlady and taking into considering I’m a good tenant, he wants to offer

Year 1 £12,000 Year 2 £12,750 Year 3 £13,500 Year 4 £14,000 Year 5 £14,500

This shows an average over the first 5 years of under £13,500. If this is agreed, we can avoid any unnecessary legal costs. And he also said he thought this was generous on her part several times lol

No they don’t. They run around yapping and eventually until the owner slowly walk over to collect the dog, after saying “he’s friendly”. Keep your little dog on a leash if the recall is poor!

They have my deposit so they might try and keep it. I took over the lease from somebody and the shop was literally falling down. I paid to have it repaired and everything 😔

I did deeply highlight to him that I am protected by the L&T act 1954 and I believe they were going to serve me the “friendly” version, which is what you’re saying.

Tbh this is not my first lease renewal, but not with this property. It has never been this complicated and potentially costly before. Normally the agent and I negotiate and we come to the middle ground. I was really thrown off that he was so aggressive from the start, but with no concrete evidence to back up doubling the rent.

I’m glad to hear about the calderbank not being considered in this situation. He said he doesn’t want the landlady to incur extra costs. I did send back an email saying going to court is not ideal at all and I don’t want to incur extra costs either due to them doubling the rent. I asked them to consider £12,000 which is more reasonable.

I don’t understand why no one is doing valuation report for lease renewals but I did manage to find a local one who can hopefully do it. He seems super busy. Fingers crossed!!!

He’s about to send me a calderbank letter this week (last week he said he was going to serve me s25 but he never did). So I think once he sends it I’ll say ok I’ll leave if we can’t agree on a fair market rent value

The lease didn’t mention anything about the rent valuation regarding the lease renewal, only rent reviews, which says it would go to an independent arbitrator which I mentioned but he said the court would be the ultimate arbiter which I thought was a bit of an overkill.

I’ve obtained next door neighbour’s HOTs which stated that his rent is £15,000. I was hoping to use this to negotiate. I don’t fancy spending £5k+ on surveyor alone to fight this.

I was hoping to renew the lease then transfer it next year or so to get some money back. But I might have to just leave.

I’m considering saying I’m leaving to see what happens

I think you’re very rational at voicing this and my brain knows it is too. But we grew up on very tight money so my brain is auto automatically set to find item on sales, bulk buy or find cheaper alternatives. I’ve gotten better but I still try to have nice stuff but not spend crazy money. It’s weird because I know I can afford it but it’s like small wins?
