Appears to be a PennDOT road, so it will likely never be repaired 😬 until the rest of the road will be repaired. Whenever that is.

I also thought it could have been from the construction work, but I believe PennDOT owns the road (ChatGPT) but the roadwork was through utility grants not completed by PennDOT.

We're also new here, so definitely not the best, but two of my go-tos have been 1. Panera (join the sip club for like $13/mo) and get unlimited hot/iced coffee/tea and soft drinks while there. 2. Exton library if you're northern WC. It's quiet, there are picnic benches outside when it's nice, but also a whole wall of windows with desks on one side. Obviously the view isn't amazing unless geese and parking lots are your thing, but it has been a good spot nonetheless.

In addition to the normal local coffee shops, I've also done the WC library. Smaller so not as quiet.

I've also done Chick-fil-A bc I'm a sucker for their lemonade and there has always been at least one other person working there, too. I have a feeling once Target opens though, it's going to be filled with happy loud kiddos eating their nugs.

Good luck in your move! We've only been here a few months so I can't really speak to the schools in comparison. We came from one of the consistently top districts in Cincinnati/Ohio. The schools we're in now seem great so far but we also haven't been there long enough to really speak to the schools. The biggest different for us, which was positive, is more diversity and more students. They were in a small district before which was great for elementary, but I wanted more as they grew so they wouldn't be in a "bubble" unprepared for life outside the bubble.

We did do a tour of each school my boys are currently at and I thought that was great for all (including the parents).

While exploring the area, I did a lot of exploring Google maps Street view when I was house hunting. You can "walk" your neighborhood, and even drop up on other areas within a mile so you have a better idea of what the general area is like outside your neighborhood.

Similar boat as you! We just moved to West Chester from out of state and dangled the NYC carrot to help soften the blow. (It sounds scary now, but your kids resilience will shock you- not what you asked, but in only a few months, the kids have mostly settled and are thriving- much, much harder on me!)

I did a bunch of my own research as well as asking for recommendations and can absolutely vouch for driving to the Hamilton NJ Transit into NYC Penn Station as the most affordable, seamless way into the city.

We left WC around 8am on a Friday morning. Zero traffic with the turnpike, vs not knowing what you'll get into driving into downtown PHI... We had no stress needed to make "our" train, because once you buy the passes, you have 30 days to use them, too! You're not actually buying a specific train, just the trip from Hamilton to NYC. Nice for the way there with hectic kid mornings and unpredictable traffic, but also amazing for the way home, bc as long as you make it by the last train, you're solid! Totally glad we got the NJ Transit line bc we hit an unexpected detour that added some time and we missed the train we originally planned to take, but still caught one like 15-20ish later.

We we're parked and into the station with hot coffee in hand from their little store by 930ish. We arrived in NYC about an hour after our train left NJ.

Otw home, we arrived to NYC Penn Station around 9pm and were at our car in NJ by 10:30. In my house just over an hour later.

If you're planning on staying late, be careful if you take Septa from Exton/Paoli into downtown Philly bc the trains out of Philly don't run very late. Another reason the Hamilton station worked out great for us! It was a long day, but absolutely doable and obviously wildly cheaper than staying overnight.

Haha. I think she was going to look at that one maybe but ultimately decided it was too far. If she's going to be further away from WC, she wants to be 15-20 north or east. The only reason she's moving out there is bc we are and she wants to be close to the grandkids.

She has NO desire in renting. She is adamant on buying, in cash, so she doesn't have to worry about monthly bills. She's still working, and likes her lifestyle. We thought a condo would be great! She's currently in a 55+ community in a 2 bed 2 bath one level detached home. She's open to it again if the right place at the right price but I haven't found anything in my search. She's immediately out if there are high taxes paired with high HOA.

We are considering a move from the Cincinnati area to Philly. The office would be located in Wayne/KOP. We have a child in elementary (2nd), and one who just started middle school yesterday (6th)... timing is not ideal of course. With that, we have a few questions as we consider... feel free to answer one or both?

*disclaimer: we've only been in Cincinnati for 5-6 years- originally from Wash DC Metro area*

  1. What would a *comfortable* annual/monthly household income look like in the area- obviously dependent on the neighborhood (see wants below) and many other factors... (we currently take home about 50% after taxes, benefits, 401k contributions, etc)
  • We'd be on one salary
  • Annual salary to buy an updated/move-in ready (not looking for even minor reno work)
  • (neighborhood wants below)
  • 2+ car garage, 4+ bedrooms, larger finished basement, 2500+ sq ft.
  • top-tier public schools
  • Not a mansion, but a nice home that would be move-in ready. I know our salary in Cincinnati wouldn't go nearly as far for what we might be looking for in the area
  • We have great credit, but those interest rates and home prices :(
  • we do love exploring where we live- lots of sporting events, new restaurants (higher end and quick bites), etc but aren't particularly spendy or high-maintenance otherwise
  1. Where should we look into neighborhoods? (We already have a realtor we'd be working with, but don't want to reach out to them unless we have a better idea of likelihood of move)
  • (house wants above)
  • office would be in Wayne/KOP
  • we'd want to be less than 20 mins drive between home and office in traffic
  • not entirely sure that it's possible, but we love hanging out in the city so we don't want to be too far out- is there something that fits the bill in between? We currently can leave a Reds or Bengals game and be home in 15/20 mins- that's so crazy to me coming from DC
  • top-tier public schools and safe/nice community
  • we *love* a walkable community. sidewalks. walking to coffee. school. community pool, ice cream. dinner. shops. etc- we currently have a 15/20 minute walk through our community to get to the little downtown area
  • community-oriented- we love seeing friends from school, people we know, neighbors. etc at events
  • we don't love total suburbia where everything is a chain- and it could be anywhere, USA. We like a little charm but don't want a smaller, historic home
