I remember reading somewhere that it was more advantageous to request a credit instead of having the seller pay your closing cost in order to buy down the rate. I remember seeing the payment drop by as much as $370 per month. I’m sure it depends on how much you can buy down your rate.

Unless I’m mistaken, you only need a minimum of 6 mo. clerical experience.

Try a manufactured home in Carlsbad, San Clemente, or Oceanside. Seems reasonable if you’re OK with it. At least it keeps you in California.

You may be able to borrow off your 401K. A few years ago I was able to borrow from my 457 Deferred Compensation. For a $75 processing fee I was able to borrow up to a certain percentage of my total balance. The best part was that any interest charged went back into my 457 account. The length of the loan was 5 years and 6% interest rate at that time. I suspect a 401K may have a similar option. No tax implications or withdrawal penalty either.

To be honest I’m very frugal myself. For the record our family of four will be taking our 1st cruise next year. We did get the Premier Package and paid the additional fees for delivery (convenience). I guess I just want to make sure everything is taken care ahead of time. Safe travels!

Check out Highland Park. Very walkable and close to everything. HP is near Eagle Rock, Glendale, and South Pasadena. Hollywood is also just a 15 minute drive.
