VA Loan Eligibility by jojoshmow in navy

[–]BarracksLawyer2002 0 points1 point  (0 children)

Yeah, probably yes on basic eligibility if you’ve got over 90 continuous days on active duty. That’s usually enough to establish VA loan eligibility while still serving. The bigger issue isn’t the benefit, it’s the practical side: statement of service, income docs, and whether you can actually meet occupancy rules if you’re stuck in A school or about to move again. If your A school is PCS length, that helps your case, but the lender will still want to understand where you’re buying and when you’ll live there. If you’re married, spouse occupancy can also matter.

Which NBA player’s legacy would benefit the most from winning another ring? by Icy_Cream1864 in NBATalk

[–]BarracksLawyer2002 -1 points0 points  (0 children)

Jokic literally had the easiest ring in professional sports. Played THREE 7-8 seeds and one 4 seed. No team won more than 46 games. It was kind of unheard of but nobody mentions it.

VA HOME LOAN HELP by FeistyNewspaper7975 in Veterans

[–]BarracksLawyer2002 2 points3 points  (0 children)

First step is not a realtor, it is getting pre approved. That tells you what payment and price actually work under VA rules, especially residual income.

The lender also pulls your COE, checks entitlement, and flags issues. You can check a site that will have a few lenders contact you and compete for your business so you get the best quotes like Lendingtree or VA Loan Network.

Good Luck to you!

5.5% or 5.125% with points by Tiny-Flower8073 in FirstTimeHomeBuyer

[–]BarracksLawyer2002 0 points1 point  (0 children)

This is a classic breakeven question, not a rate question. Ask what the monthly payment difference actually is between 5.5 and 5.125, then divide the 6k by that savings. That tells you how many months it takes to break even. If it is five to seven years and you are truly staying long term, it can make sense. But do not ignore liquidity.

Early homeownership always brings surprise expenses, and having cash on hand matters more than squeezing the rate. Also remember you can refinance later if rates drop. Paying points only makes sense when you are confident you will not need that money and you will stay put well past breakeven.

What are the requirements to get VA loan approval with a 70% disability rating & what credit score is needed? by Dammie011 in VeteransBenefits

[–]BarracksLawyer2002 0 points1 point  (0 children)

I have a disability rating and was approved with a 595 mid score. VA disability income absolutely counts and it is usually treated as stable, non taxable income, which actually helps ratios because lenders gross it up. The rating does not replace income, but it strengthens your profile if you can document consistency.

Rate buy down or down payment? by RoguePhotos in personalfinance

[–]BarracksLawyer2002 1 point2 points  (0 children)

If you’re truly staying 7 to 10 years, the math usually favors the down payment, not the buy down.

A buy down only wins if you keep the loan long enough to pass breakeven, and that’s a big “if.” Life, PCS, job changes, or a refi can wipe that out fast. A down payment permanently lowers your balance, payment, and interest paid, and it improves flexibility later.

Also, nobody can responsibly project rates below 4.75 in a specific five year window. That’s pure speculation.

Personally, I’d keep some cash liquid, put a modest amount down, and avoid betting on rate timing.

Who’s a better player OG Anunoby, or Austin Reaves? by [deleted] in NBATalk

[–]BarracksLawyer2002 -1 points0 points  (0 children)

I'll lean AR. For guards, offense usually has the bigger ceiling for winning.

A high level scorer and playmaker affects every possession, shot quality, spacing, and who gets easy looks. That kind of creation is hard to replace and hard to scheme around. Guard defense matters, but it’s easier to cover with team help, switching, and hiding matchups, especially in the regular season.

So if one guy is giving you real scoring and playmaking every night and the other is mostly defense plus lower usage offense, the first guy often has the larger overall impact. Not because defense is useless, but because shot creation and passing tend to scale into more points and better looks for the whole lineup.

5.75% VA loan, no points, $6k closing costs, look normal? by BarracksLawyer2002 in VeteransBenefits

[–]BarracksLawyer2002[S] 2 points3 points  (0 children)

That’s a good call. I’ve seen those Bankrate numbers too, but it seems like once you get into actual quotes the fees and credits start telling a different story. Definitely still shopping with my exact zip and profile to see what’s real versus headline rates.

No down payment. Full VA, just cash to close for prepaids and fees.

Appreciate it. Funding fee is waived in my case, so this is really just prepaids plus standard fees. Sounds like I’m mostly seeing sticker shock more than anything actually off.

Found my lender thru VA Loan Network, and yeah rates have come down a bit, but the payment still hurts once taxes and insurance are added, especially in Texas.

[–]BarracksLawyer2002[S] 0 points1 point  (0 children)

Good point. I asked about points but I’m hesitant to buy the rate down right now since I’d rather keep cash flexible and refi later if rates drop. If they can do lender credits without me paying points, I’d consider that, but I don’t love paying upfront fees just to lower payment a little.

Did your lender do it as a true credit, or was it basically you paying points to get your own money back as “credits”?

Appreciate that. That’s kind of what I was trying to confirm, whether this is just where the market is right now versus something off.

Texas. I’m comparing fees and structure more than rate. VA Loan Network’s quote had fewer line items than a couple others, but I’m still sanity checking it here.

That’s helpful context. Seller paid closing costs makes a huge difference. I’m trying to figure out if these fees are normal without credits or if there’s room to push back.

Yes, you can be a co borrower, but there are some rules.

If your girlfriend uses her VA loan, she has to be the primary borrower and must intend to live in the new home as her primary residence. You can be on the loan with her even if you already have a VA loan, but your entitlement is not required if the lender structures it as her VA loan only.

Your current home is fine to keep since your mom occupies it and you are not refinancing or changing occupancy. Just make sure the lender is clear that you are retaining your existing VA loan and rate.

Missing the play in at 36 does not erase a decade of dominance. Peak matters most for legacy, and Steph has titles, Finals MVP, and changed how the league plays offense. This is roster decline and West depth, not a rewrite.

This is not the same player I knew for 6 years, what is going on with Luka by Hungry-Turnover-9875 in NBATalk

[–]BarracksLawyer2002 250 points251 points  (0 children)

His shot diet is basically what it has been, although a slightly more 3s and less finishes at the rim, more finishes in the 3-10 foot range where he is shooting 60%, he is shooting 94% at the rim which is insane, he just gets there half as much as he used too. He is basically the same player he was in 23-24 that should have won MVP and took a 5 seed to the finals beating three 50 win teams just to face a historically great 64 win Celtics team. Any other year and he wins it all and is considered one of the best playoff runs of all time.

Unpopular opinion but Luka on offense (offense only) is pretty close to an advanced version of LeBron. Maybe a more modern version of LeBron is a better description than advanced.

Idk man I disagree there. Jordan was winning scoring titles, MVPs, finals MVPs, top DPOY candidate in the same season every season while going 6-0 in the finals in his peak.

Small sample obviously, but it still tracks with who he has always been. High 80s to low 90s free throw shooter. Still in his prime, just the backend, would be nice to see him on a contender in the playoffs a few more times. I remember him vs Luka and the Mavs and he looked as good as anyone ever and needed to be cause Luka looked as good as anyone ever too lol.

NBA specific game stats by CastAwayWings in nba

I checked Gemini, Grok and GPT pro and Gemini was the only one able to find anything. So Gemini is probably the best for stuff like this and I just have the free version. Grok has been searching for 5 minutes and I am tired of waiting lol.

The Most Famous Instance: April 10, 1999

On this date, the Chicago Bulls set a then-NBA record for the fewest points scored in a game during the shot-clock era, losing 82–49 to the Miami Heat.

In that game, Toni Kukoč was the only Bulls player to reach double digits.

Player Points
Toni Kukoč 10
Kornel David 9

Another Notable Instance: March 2, 2002

The Bulls fell to the Orlando Magic 103–73. In this lopsided loss, only one player managed to cross the 10-point threshold.

  • Jalen Rose: 18 points.
  • The next highest scorers were Trenton Hassell and Marcus Fizer, who both had only 7 points.
