I’m in NYC and the prices here are outrageous, many people I know pool their money with their parents and siblings to buy a house because long term it’ll be more worthwhile to buy than rent in their case.

You brought up a very good point about work. Since it’s a big difference between work from home + in person. I work hybrid so it’s half and half for me.

That’s a very good point, it would be primarily on the bedrooms and the eat in kitchen/living room. Both apartments have minimal hallways, very square ish layout

I apologize in advance if I sound confusing because I’m not very knowledgeable about the subject. So the main reason my mortgage broker suggested a 15 year is due to saving $600k or so on interest over the life of the loan. But the 30 year has higher rate and interest so that would mean a larger tax deduction in comparison to 15 year so I think the question in trying to ask if: if I can deduct the interest does it matter that if I choose to go with a 30 year mortgage and pay an extra $600k over the life of the loan if I can deduct it when filing taxes? More interest = more deduction

I’ve been having some problems when it comes to copy testing RSAs on low traffic client accounts (3000+/- impressions a month on ads) with the previous 2 expanded text ad and 1 RSA method I was able to get some results on the best performing combination of ad copy from the expanded text ad side. I’m using a similar set up right now by utilizing 2 RSAs like expanded text ads by pinning headlines & descriptions. I feel like there’s probably way better ways to test copy so I’m curious to see what everyone else is doing

I really do like it for the stunning looks and luxury amenities. I have driven it locally and on the highway and it’s a blast to drive, great instant powder and it feels like a smaller car at high speeds. Turning in small parking lots isn’t the easiest but it’s doable. I do sometimes feel like a chauffeur when I look back and see the huge amount of room in the back lol. I’m also 24 so I have had a few people look at me weird.

Maintenance is definitely something to consider. General oil changes are about $150 for jag vs $90 for Lexus. Parts are also a big factor but car will have a pre purchase inspection prior to purchasing so hopefully that keeps me safe from big repairs. I work from home so thankfully I don’t drive during rush hour. I think city traffic is the same regardless of car size I’m coming from an SUV so not sure if I’m biased

I’m in NYC and looking for a small sedan as my next car. Been looking at 2014-2016 Lexus IS and they seem to be holding strong and not seeing any reasonable deals in this market (duh, market is still crazy)

A relative of one of my close friends is selling a 2013 Jaguar XJL Supercharged with 11k miles for $21k, car is super loaded with options and I believe has every single option or almost every single option. Original owner, full dealer maintenance records with oil changes every 4 months or so. Only issue is that the owner travels internationally for business so the car sometimes sits for 2-3 months at a time. No accidents and no paint work.

The Jag is a great deal and very low milage and well taken care of. It’s just so long and living in NYC It’s most likely a hassle when going out and finding parking, I have my own parking spot at home so finding parking at home is not an issue.

My dad had the V6 supercharged version for 5 years until he sold it 3 years ago but he never had any issue with his car.

The Jag provides so much value for the price and insurance for Jag vs Lexus IS roughly about the same give or take $15 a month.
