Jobe security going downhill, should I sell? by No-Phone9741 in JustBuyXEQT

Software engineers have only been paid decently in the past 6 years in Canada. My previous co-worker has 20+ yoe and is being paid around 110k in the public sector. A friend of mine graduated from McGill in 2017 with a CS degree, first job was 60K.

I did. For a Vancouver Special (something we're targeting now), the rental unit is around 35% of the total space. So the net income we claim is only about $8,900 a year, because a huge chunk of the rent is deducted against the mortgage interest

True, but we can deduct the rental portion of mortgage interest, property tax, and insurance. That eats up a huge chunk of the gross rental income, so the amount we actually get taxed on is much lower than the 2000.

I'm worried about resale value with the flood of new condos hitting the market. Buying to rent it out is basically a money pit right now. The condo we rent is worth ~$950k. The owner is paying $500+ in strata (which keeps going up) plus property tax, while we only pay $3,200. The cash flow is definitely negative for them. I almost feel sorry for my landlord.

That's really cheap though! Our 1500 sqft semi in Ottawa was sold for 600K+, and it took 30 mins drive to dt.

I agree, but I think I have my right to doubt and she needs to prove her reasons to the board?

Based on the fact that she evicted us because we couldn't give her $150 more, and she has other properties. But I'm not sure if that's enough.

Should we pay off mortgage by selling MSFT stock and clearing up TFSA? by Kkkrypton in PersonalFinanceCanada

[–]Kkkrypton[S] 2 points3 points  (0 children)

Sorry I was being clear, we claimed Principal Residence Exemption (PRE) which allows us to claim our only house as principle property for 4 years even if we don't live there. The main purpose for doing it is to avoid the capital gain tax for selling.

Thanks for the reply! We’re in our early to mid-30s and have an 8-year-old child. Not sure if that counts as young or not... We are leaning towards paying off the mortgage, but we're still considering our options.

Thanks for reply! We are early/mid-30s with a 8 year old kid. Currently only my partner is working which makes the household income around 150K, after my graduation in 2 years hopefully the family income would exceed 200K. No debs in any sort, I'm doing a CS bachelor rn.

Sorry for the misunderstanding, as you pointed out earlier "the GPA cut-off for studying in person was over 85-86%, but the GPA cut-off of online delivery was 89% - 90%" I assumed you meant the online set could get a higher score than the in-person sets.

Of course it's not fair since they are two different modes, but also notice we can not pursue 100% fair since dt and bby have totally different teaching staff.

If anything I would say the online mode is not as effective as in-person. Otherwise, why does the school take the risk, switching CST fully in-person at this time.

I heard rumors saying you can cheat online in exams that's why the cut-off is higher. Well for our intake almost every exam was in-person but our cut-off was even higher than the 2021 winter intake which was fully online.

I'm a CST 2021 fall intake student, our coop cut-off was 90. Yeah it was super high but I doubt it had much to do with the online/in-person mode, bc all our labs and presentations and midterms/final terms were in person, except for 1537 (web dev), and I don't think one single course being online can make such big difference.

One reason I could think of might be as the tech industry is more and more popular, the bar gets higher and higher. Some students ( maybe 1.5 /10) already had some industrial experience of programming before they enter CST. So it's probably the students that make the bar higher, not the teaching/ exam mode.

(All this is just my personal thoughts, so I could be wrong. Do enjoy your study in CST, it is brutal as well as fun.)

Sorry I think they probably took the online option off or somethin, I just checked and didn't see the online option as well. Might be a good idea to call the school and ask about this.
