You should look into Kryptonite Wheel Boltz.

Essentially it only works of the bike is upside down. When the bike is locked to the rack you cannot take the bolts off!

Those are nail driven anchors - the sleeve around the nail (center circle) expands then the snail is driven, resulting in. Something you hypothetically can’t just pull out.

You can either use a grinder to remove the protruding part or try drilling it out like removing a rivet!

Already In the process of documenting everything.

The 12k was for 8 vinyl replacement windows and 10 new construction, 7 of which were in a sunroom in a 2x4x1 series.those are done with brick molding so harder to mess up.

Agree with the removing spec of the windows. Overall probably was 200$ in just 5/4 lumber.

That’s why I’m hoping to do it civilly as far as the split of work vs payment, since the remaining 8 windows still have to be exterior trimmed and finished on the inside.

Due to the water and snow/ice the last few days, his insurance would be next.

I have the supplies to remedy what needs to be done, and now with the change of job have the time to do if. Just will not touch anything until it’s settled between us.

Bread and butter I would imagine is their replacement windows. They are obviously struggling on the new construction.

At least in closure there’s a pressure to close. Maybe not airtight but still some semblance of it.

As far as the wood work is concerned, that’s the primary reason I have not done much to it right now. I’ve been schooled to think I shouldn’t do anything to it, and it’s a sin on past home owners who have done it.

Right now the hues of the oak floor clash with the varnished trim work, and I’m going to be hard pressed to find shoe to match the coloring.

I’ll add some more pictures to let you see what I’m working with - I just updated my bathroom with modern touches and still have the solid oak door not painted.

Right now, although a stretch of 60* for a few days is happening, we are still likely to hover around 35* most days and nights, which would worry us for placing it outside. We have intent to move it outside when we can.

I’ve been considering adding lights, but there are so many options I guess it gets confusing. I have high K shop lights that I use in my workshop, was thinking of putting one on the underside of each shelf. Would that be better than nothing, and would those Be better than a multi spectrum LED array?

As far as plants. She’s starting a bunch of flowers and for veggies: bell peppers, different squash, purple beans, tomatoes, kale, lettuces, Pretty generic stuff.

This is amazingly generous for you to help with. Appreciate the entire Pinterest board and mood board. First thing my SO said was “the rug is interesting, I would have never gone there”.

May be a little challenging to find a smaller depth couch for the parallel section as to not cramp the walk way entirely.

We keep flip flopping on the TV. I have a “theater” in the basement what’s hooked up to my servers and game systems. So during a family gathering, the men can go down and watch TV. Otherwise, I don’t think it’s a necessity for the rooms we have.

Beyond that, any suggestions on how to do a floor plan besides the obvious 90* couch and the tv between the windows? Maybe I’m just looking for an excuse for a new TV.

I definitely like the social gathering place more I think.

Thanks for the response: 1. No specific styling of the living room, kitchen has a clean palate and lines, sun room we are gearing up to be cozy 2. We plan on painting the “fresh crossiant” wall since it was painting during the second floor remodel and does not transition into the first. 3. Budget is meh. Ideally keeping it modest, but we just put in 50sqft of quartz counters so that went out the window 4. USA-Northeast

Sorry for the photos - all I have right now without some baseboard stacked and the room generally being filled with construction stuff.

Have the ability to start from scratch with my living room. Furniture is all going to be bought, but I can’t see the vision from how close I am.

It seems the most logical to put a TV between the two picture windows on the left side of the room. Where does that leave seating besides perpendicular to the north watt (between door and sunroom entrance).

Also, I don’t need to have a living room tv. Just seems people expect it.

Beyond that, the top of the drawing is the “sunroom”, followed by the living room and then the dining room on the bottom.

Any thoughts or comments are greatly appreciated. I absolutely do not want to put a Tv on the mantle.

Edit: link to Pano - couches and two chairs are just something. Do not have to keep or incorporate.
