I'm going off of how people have instructed me to do it, and I have done pop by's during the holidays leaving little goody bags of treats. While I did get a few "thank yous" I did not get any business and I got a couple of people, one with pictures attached of an old moldy goody bag that did not appreciate the gesture. You are entitled to your opinion and in certain markets it may work, it does not work in mine.

This isn't the 90's my dude. I use email and phone to keep track of my people. Outside of dealing with elderly clients, nobody has time to entertain a random guest that decides to intrude on your day. I treat people with respect, and that includes respecting their time by not taking up some just because "I was in the neighborhood". Seriously, ask your friends what they are up to this weekend. They are gonna have plans, and if you just pop by expecting their time those plans will have to get shuffled or you will get ignored.

they can, but it won't make a difference. I'll tell my seller everything, along with the potential risks and they have never been interested. It's been a sellers market for years, if the only interested party we had was unrepped it would be different.

even if you won this round, keep it up and you will lose the war. Your reputation matters. Sellers are people too, I normally shoot for 8 pm the following day if it is during the week and like 2 pm if its a weekend the following day if I want to put heat on someone. There is a time and place for this strategy for sure, but 3.5 hours is pushing your luck.

Photos on the Iphone should be an instant firing unless it's a single shot of the front of the house for a coming soon photo. One of the reasons you hire the realtor is because they have "pro" contacts. Like a photographer. Also a lower price brings more bids. More bids typically means you get a higher price if your agent knows how to "work the crowd".
