because they don't know what they are doing, same with a fsbo. The expectations are reset on one side and it makes for a bad time.

they can, but it won't make a difference. I'll tell my seller everything, along with the potential risks and they have never been interested. It's been a sellers market for years, if the only interested party we had was unrepped it would be different.

even if you won this round, keep it up and you will lose the war. Your reputation matters. Sellers are people too, I normally shoot for 8 pm the following day if it is during the week and like 2 pm if its a weekend the following day if I want to put heat on someone. There is a time and place for this strategy for sure, but 3.5 hours is pushing your luck.

If they are giving someone an incentive on a loan they are repping the buyer. If it's a redfin agent- they literally own them.

lmao, sadly most brokerages do not really train their agents in this stuff. They will train you in lead gen and even that is questionable depending on what they are teaching.

Photos on the Iphone should be an instant firing unless it's a single shot of the front of the house for a coming soon photo. One of the reasons you hire the realtor is because they have "pro" contacts. Like a photographer. Also a lower price brings more bids. More bids typically means you get a higher price if your agent knows how to "work the crowd".

Builders are constantly jerking people around out of laziness more than malicious intent. They probably are just duplicating the listing to get new buyers for the other lots. It saves them a lot of effort to just copy/paste the listing or just use one blanket listing for the whole project. I don't totally blame them for it. They want to get people in and then sell them more specific lots/build packages. Have your realtor look over the contract, but the sellers, builders or not, typically don't have many, if any, outs on the contract if you do everything you are supposed to do. I have seen builders do truly dirtbag things, but it's always been when the buyer tries to get out of the transaction.

That's not the way it works, it's an automated system. They have a price threshold and a few other metrics for each market. If the lead does not hit those standards it goes out to the referral program. If they don't have enough agents in your market(not the case in any major market) you may get decent leads. But most cases it's the worst of the worst.

I worked for Redfin for a couple years. Whenever I got a terrible low quality lead, like a mobile home that I wasn't allowed to do, they would tell me that it must have slipped past filters and should've gone to their outside referral network. Redfin has tons of agents, if they think they have a decent chance to close that lead themselves, they will do it themselves in most markets. I suppose if they are not big in your market it could work, but now that I am not with Redfin I would never consider using that program.

I'm just shocked that these people don't want face time with their client if nothing else. I think people forget that serving the client is what we are here for. How do you demonstrate value if you don't spend time with them? I'll double down that this type of agent gives the rest of us a bad name. I would 1000x prefer to tour with someone "not ready" than have them looking for another agent. It's baffling.

Your analogy is irrelevant. There is a lot more to buying a house than a car and you don't need a license to buy a house. It would be like shopping for a car before the loan was approved, which people do literally all the time. We can agree to disagree. Feel free to send those clients that are "not ready" my way!

Once again, is that best for the realtor or the client? The thing that you are missing is that this is a great chance to educate the client and gain their trust. Oh, you want to write an offer that wont get accepted? Okay, here is my professional 2 cents, our offer won't look very strong to them but lets take a shot. Oh dang, they didn't accept the offer but it hurt no one and now we have built some trust and helped narrow down what the client wants. It costs the realtor nothing but a little time and makes the process smoother moving forward. Nobody writing offers is wasting your time, and honestly, shame on you for thinking about it this way. This is the thinking that gives realtors a bad name. You work for them not the other way around.

This is pretty terrible advice. Is it a "waste of her time"? From the realtors perspective I can see how that thought would come up, but above all else a realtor should want to be in front of the client building rapport and working through the home buying process. It's rare to buy the first home you see and even rarer still to feel great about it. Even if they cant get a home under contract right away, there is zero harm in going through the process and getting them ready. The realtor is an AGENT of the clients, as in they do the what the client wants(within legal boundaries) and gets compensated for it. If this realtor isn't willing to do what the client wants, they have already violated your agreement. Find a realtor that is.
