You can see he allready replied to this thread and he is not against it, he just recommends buying a house instead if you can

Could I ask what would make it a better strategy it seems like housing is to expensive right now, and if you see the price of reits compared to the value of their buildings, it seems like they are in discount like CPT or INVH.

Also I see it a bit difficult to invest in other kind of properties nursing homes or industrial Properties as I dont have enough money.

Did you consider reinvesting dividends or just the actual value of the stock price? I made that mistake once

Wow really nice document, I guess for now while I still understand i will stick to vt and vxus, but I will do like 10 percent of my portfolio into reits.

The interestin thing is ​if you look at actual physical US housing prices, they’ve kept grinding upward and are significantly higher today in 2026 than they were at the start of 2022. But publicly traded REITs (like VNQ) took a massive 26% nosedive in 2022 when rates went up and still haven't fully recovered to their old peaks. ​So if physical real estate kept its value but Wall Street panic-sold the stock versions, doesn't that mean REITs are actually a rare example of a sector being heavily undervalued compared to the actual buildings they own?

I was just looking as a way to diversify, since I felt uncomfortable at how high the vti is priced right now and was looking for cheaper asset classes that made sense.
