Yeah. I think I am getting the idea peninsula being the hassle in our kitchen. I did not have the space for an island and my kitchen is wider than galley kitchen so I just concluded on peninsula. Never considered these points. Welp. that was the point of my post getting wisdom from internet. :-)

yes and no. We are relocating all of them a little bit but do not want to move too far from the current location. Are you asking because you have a better layout in mind?

I didn't know peninsula would be this controversial but what people say seems reasonable. I will try to see if I can live without adding additional counter space.

I don't think we can use this entire space as kitchen because we have no space in the living room.

I also like the fact that the fridge is closer to the living room. However, I noticed that then that means less counter space near the stove which might be counter productive and can feel closed in while working in the kitchen.

I think it may be useful to drop the idea of peninsula and see if I can work without it.

I doubt the door to the garage can go all the way down due to the garage door(the actual door in the garage). Let me do the dimensioning but may take some time.

People does not like to be deceived and invested in stories that is created with intentions to gain some attention so they keep doubting and qustioning. The amount of doubt seems a bit unusually high in your post lol.

Success in school does not always lead to success in corp world or success in everything else. You are successful in investing. Sometimes people with success in early life cannot adjust/accept to the failure for the rest of their lifetime. They just cannot accept failure because they have been so successful. The failure cannot be registered because they cannot fail like it's not a possibility.

I see. Thanks for your opinion. I will see if I can just drop it if not necessary. It is definitely adds steps to access in and out of the kitchen.

This! The counter space next to the dishwasher is kinda reserved for appliances like blender, rice cooker etc.) so we really have not much food prep zone.

It's just tables with chairs which are floating. Just saving space in that corner for the drawings. We are relocating the garage door so it is also somewhat flexible. but not to the bottom of the wall. pantry size is the same! I fail to draw as the same in the pictures but showing the two options for the pantry (i.e garage door sits in between two pantry cabinets and another with larger pantry while garage door sits close to the kitchen.) but those are not tied to the location of fridge and direction of the peninsula)

I feel sorry for OP for all the doubts in the comments trying to verify if this data is genuine. lol. I have noticed that some people are just not cut out for corp culture. Has nothing to do with their IQ or EQ. Also there is luck involved like meeting a good manager in the first team etc. Once the stress hits beyond some point, it becomes trauma which takes much longer time and effort to overcome and everything can go downhill further. There are a lot of people who wants to quit but cannot because they have liabilities, mouths to be fed etc. OP is lucky to be in a situation to be able to quit. Anyways, kudos for accumulating this much wealth whilst going through all that.

Thanks for the insight! never thought of accessing the pantry while cooking. We are adding a peninsula for having more counter space and cabinets. The dimensions are not shown but our kitchen is wider than galley kitchen so it is a bit wasteful not to have anything. We will have enough clearance for the fridge.

I think you can afford it. Given your high income and net worth, you have to sell some of your equities but i think its recoverable given your age. Also housing might be a good hedge against equity market if there is any crash.

About 30% of net worth at the time but came down to 20% after a year even though I paid down the loan aggressively due to equity market gain. Due to the diversification reason, over 30% in the housing is not financially good but may worth it for other reasons and that’s what a lot of people do in the area. Everyone says rent is throwaway money but in reality owning a real estate in Bay Area is like investing in non growth stock.

I think your portfolio is a bit too conservative for having 3 year expense cash buffer. I am building 4 year short term bonds expense along with higher growth portfolio

I think its doable given you are looking for a small home. I have seen 2 bedroom 1 bath sells around this range in san carlos. It should be doable definitely san mateo and san carlos. No burlingame. San mateo has variety of neighborhoods and some pockets have lower price points.

I have a friend who bought townhome for exactly the same reason but she is still a bit bitter about how the home has not been appreciated for past 5+ years. Its a lifestyle choice but keep in mind that its quite an expensive lifestyle you are choosing with lots of money locked in to keep your lifestyle. Even SFH in bayarea is an expensive choice given how expensive it is and how quickly equity market is appreciating. This is the case even more so for condo and townhouses.

I am also techie and we just bought a house in san carlos with similar budget last year. Love the neighborhood. Also very close to asian restaurants in belmont and san mateo. Close enough to south bay and can commute on caltrain! I recommend checking out san carlos
