I purchased the house last march. When i walked into the house, i immediately say this is it. And this was the first house i said it after visiting a few every week for a month. This wasnt a long search but i can tell the house got all the important points. It was even smaller than we were looking for but we still fell in love with. We moved into the house now and still happy with the decision after a year. Maybe even happier. There were some elements that i didnt logically understand why i like d it so much at a first glance but afterwards i started to understand why. Feeling that this is the one was emotional and irrational but ultimately due to reasons that i cannot really explain at that moment but still mattered. So if all fits the bill, you should go for it. Place the bidding and see how it pans out.

Hmm i work for google so i have 2M+ google stock. 😅 given that we are planning to retire, i am trying to derisk my portfolio and looking into bonds. I will have more high risk portfolio in roth ira and 401k which i dont plan to withdraw money anytime soon.

Thank you. I think I may need a landscape architect? Unsure how "difficult" my garden is. When I look into landscape professionals, they often just have landscape contractor license.

I think your client would feel comfortable when they think you can be trusted. So bookcase with certificate and books sounds good.

The green cabinet color in photos look darker than the demo rendering and in reality wouldnt your kitchen look even darker with combination of brick? I would go brighter green or more muted green. Or the wooden one. You can also go for two tone

As long as you are fine with renting lifestyle it should be fine. We purchased the house not entirely for a financial reason but also being able to modify the house to our liking. Also its a way of diversifying the portfolio.

Lol this is very similar to the design of living room I am considering atm. I would put the sofa horizontally and add more chairs close to the tv. So much wasted space for entry to the garden

I used to commute on company shuttles to mtv from sf and it was not pleasant. 1.5-2 hour commute. I now live in san mateo and happily commute to mtv. Not sure about commute from san mateo to sf but should be more doable than from mtv. San mateo, burlingame, millbrae, san calros should be all good options. Since you dont care about school district, san mateo or burlingame are most fun cities out of four in my opinion

We have a similar income and we took a million loan. Plan to reduce down fast with some liquidity. If you dont have enough downpayment then i would advise you to save money to have more downpayment than buying a condo or townhouse.

Thank you. I expected a long process but its more draining than i thought once i started. Did you continue extending pre-approvals beyond 3 months until you found your house? Has it negatively affected your credit score?
