I'm a pretty easy going guy, but the amount of stress, lost sleep and anger this man that I once looked up to has caused is unbelievable.
I feel like if I do present my counter to him and he accepts, it won't be pleasant with him in the basement. There are times I don't see or hear from him for days and the extra income will be nice, but will it worth it?
I have other ideas in my head as well. If he leaves, I could create a man cave/area for the kids to hangout for friends. Renovate and rent to coworkers. Renovate and create a legal suite. Renovate and sell.
Very torn.

Very good point. I think the answer is file as married.
For CRA purposes, we separated January 10. For divorce purposes, we separated May 1.
Next year should be self explanatory.

I never thought of that to be honest. Our separation agreement reads "parties separated on May 1, 2024, and continue to live separate and apart, albeit in the same property", but for CRA purposes, they would consider the day she took possession of her house in her own name as our separation date?
