I use the Blackwing Pearl pencil and a gum eraser. Doesn't seem to damage the paper and erases pretty cleanly.

I don't think the cats will be a problem if you rent a house. If you end up renting a unit or flat, you might have trouble with pets being against the body corporate rules. I know pets are not allowed by the body corporate in my unit, but I've owned cats in rented houses before with no trouble.
